Ro, can you PM Slackmaster2k on that? Sounds like a useful tool for sure... Carp, your framing method may get you killed or hurt; you want every piece of your frame to be resting on another piece, NOT on just nails - I don't even like hangers for framing, although for some reason they meet code. But without them, in order for a joist to fall it needs to have to either BREAK or break ANOTHER piece below it. I'm looking for an already-drawn sketch to illustrate what I mean... Crap, nothing available; oh well, just drew this... Steve

I see the point but I thought my new wall would support the top? Im dealing with that metal cieling joist. Below is the wall as it is already built and a cross section of that wall.

Sorry, but is the un-shaded stuff just inside the outer wall (with the steel over top) ALSO a wall frame? And if so, is it touching the outer frame, and why? Steve
No the inside (unshaded) is the wall I planed to build its not up yet and it is on the inside of the control room the shaded is on the tracking room side. The JPG labled (what I started with) is the current partition wall in the studio, not built by me. It is bolted to the floor and bolted to the underside of the steal beam with a little gap between the pipe and the top plate. Yes my new wall and celing Idea is touching the existing frame, because decoupling wont make it a true double wall. If I just totaly ignored the existing wall and build a new wall on the inside of it. It wouldnt be a true wall within a wall dew to the metal beam allowing sound to enter over the top of the exsisting wall and hitting the outer leaf of my new wall. That idea really deosnt make use of space or the material already securly in place. My idea is that yes the new wall will be coupled but at least it will be 8" thick The coupling would happen at the bottom and top plates and at the corner on one end and the door frame at the other end. All the studs in the middle would be stagerd. The ceiling would have joists on the inside of the plates on hagers and drywall added to the top of the joist and below. That would make it an air tight container? I guess the best thing to ask is look at the JPG (what I started with and tell me how you would make a room on the right side of that partition keeping in mind the existing wall needs to stay in place no matter what.
Well just incase anyone cares. I have to tell you about the huge snag we hit this week on my build, I will draw it out to make it more interesting! I will catch you up first/ Stag stud wall- Done 2x6 cieling joist -Done Caulking (frame and outer drywall layer) -Done Cables/snake/wireing- Done I took pics but I was waiting to impress you all at once So we made enough money this weekend to buy the rest of the materials and finish up the Meth Lab. I took Monday off to buy the stuff and prep for the massive drywall install. 9:00AM- Sears- Ordered a switch for the air conditioner-$75.00 10:00AM- Southerlands- 5 rolls of R-19 2 rolls of 8" attic blanket-$100.00 10:30AM- Lowe's- Light fixture, Case of caulk, 2 tubes of liquid nails, 20 sheets of 5/8" drywall. 3 Sheets of 5/8" plywood, 1 2x4, $300.00 11:15AM- Whataburger- #5 with Diet Coke- $6.50 11:30AM- 7-11- Ice bottled water $5.00/ 10 Gallons of gas- $1852.50 12:00PM- I arrive at the studio the temp is already 101 degrees 12:30PM- Unloaded all but the Drywall and lumber, Im picking it up later when I get a trailer from Dad. 12:45PM- I start to finnish up caulking 12:46PM- I have caulk running down my arms and sweat down my head. 1:15PM- I hook up my new light- It works! 1:17PM- There is a knock at the door. It scares the crap out of me. 1:17PM- I answer the door to find a very large man 40 year old man in suspendors and a John Deer cap looking more sweaty than me. Ive never laid eyes on him before. He says "Hi, my name is Jack and my mom owns this building." Me "Howdy Jack" Jack "Hey I hate to tell you this but we are going to be needing this building by July 1rst. You guys are going to have to move out" Me- :shock: Jack "Yeah Im going to have to move a motor home out here and live for about a year until my welding buisness picks back up" Me- :shock: Jack- "are you ok?" Me- :shock: followed by "nope" Jack- "sorry about that" Me- "your kidding right?" "Do you have any Idea how much money I have speant on remodling this place this month?" Jack- "No, why would you spend money on this peice of crap?" Me- :evil: "Why would you want to live in this piece of crap?" Jack- "well Im not going to live in here Im going to store my furniture in here while I live in a motor home next to it." Me- "well there has got to me some sort of mistake. I asked my bandmate who rents it from your mom, to make sure it was ok with her that we remodled it because I didnt want to drop money into it if we were going to get kicked out (basicly this EXACT SENERIO). She said we could do whatever we wanted and rent as long as we wanted!" Jack- "let me call her" 1:30PM- He steps outside to make a call on a cell phone 1:35PM- He returns Jack- "Well man, she is 87 years old and she honestly deosnt remember, but Im not saying it didnt happen" Me- "Damn right your not" 8) Jack- "well Im trying to get into another house up the road, I was only giving yall notice incase the deal fell through, can you hold off for 2 weeks on your build until I find out?" Me :shock: Jack- "Im sorry thats all I can tell you, you guys dont have a lease and its our property." :( Me- "ok man I guess call me when you know for sure." :cry: 2:15PM -Lowes- Refund on the material 8 years we have jamed in that place without another soul so much as stepping on the property and the month we put money into it, this happens???? :evil: :evil: :evil: :evil: :evil: WHAT THE F(*&(*^(#*^#(#(#*(^!!!!!!!!!!!!!!!!!!! Well a compromize just isnt going to work in this case. He wants to drive a motor home next to the building and hook up to the power and septic system he had installed and had installed 15 freaking years ago that he has NEVER used, NOT EVEN ONCE! (thats no shit). You remeber how I said the place sounds so sweet because its basicly an open container to the low end?? Well anyone who sets up a motor home next to it will get an ear full of full blown punk rock every night! There is no way in hell that is going to work. We only pay 100 bucks a month between 2 freaking bands! Its such a sweet deal and location, its just a shit hole (im fixing that)........we have all agreed if push comes to shove we will gladly double the rent to keep him out. Hell maybe even tripple considering our options Honestly he has high hopes of getting this other property to live in. By the end of our conversation it was easy to tell he had no idea how much the place meant to us and what we do with it. In his own words he says the last thing he wants to do is move from a 3000sf house to a motor home next to a jam pad and hopes it works out for all of us. If we do get the boot, Im not only afriad I will never get to see the finished project, Im really afraid it will be the finnal blow to the band itself. I priced places before I decided to fix this one up. We couldnt touch another place for under 500 per month PLUS electric. That would be for a place half the size and in an area where we would either get ripped off or have the cops called on us every night. Im in hell fellas. We are all hoping he gets that other house, if not there is nothing stoping him from pulling our little club house out from under us after 8-10 years of perfect renting.
OK, so it's time to start thinking of a "Plan B." How about finding a patch of land with no neighbors to disturb that you could rent and park a rented construction trailer upon and get electric service delivered to, with a port-a-potty sitting next to it? :roll:
Im sure plan B will be something like a commecial office space or something, there are some cheap ones downtown and in the surrounding areas, but for now we are not screwing in 1 more screw or shopping around until we know for sure we are out. As always you guys will be the first to know.

Guitardad Yeah it sucks dude. However Im trying to stay optomistic. I tell you one thing if he thinks im leaving all my material in there he has another thing coming. I dont care if it takes a month Im pulling every stud out 1 by 1 when I go. He looked at all my work and thought my ceiling was pretty cool, he deosnt know I had not screwed the joists in yet, they were just up on the brakets until I could be positive they where all plumb. The cool thing is that I put the whole thing together with screws not nails and my drill has a REVERSE. Mark I was hoping to call it that officaly but.......the chances are slim now. The bulding itself has been nick-named The Meth-lab for years because from the outside it looks like well............ a Meth lab. I know your probably thinking "Man I wish I had thought of that name!" Dont steal it until I know Im getting the boot, then I will sell the name to the highest bidder 8)

Well Im back in buisness! :D The big burly red neck called and said we could have at it. He is wanting to draw up a year by year lease just to make sure nothing like this happens again. PERFECT So I hit the studio this AM. Its been 2 weeks since Id even been in there. Got some caulking done and installed the insulation on one wall. Word to the wise, when its 100 degrees and you have no AC, you may want to rethink your idea of intalling fiberglass insulation with a tank top and shorts on. I will be itching for a week now! The studio during the day is like hell on earth. Its so hot that I couldnt stay more than a few hours. The rest of the job will be done at night untill we get the AC back in.
Ok here is a question......Is there any reason employees at Southerlands would look at me funny for asking for RC? They didnt know what it was?? I thought this was common stuff?
Not familiar with Southerlands, maybe a regional chain? But don't expect "normal" home centers (or even most lumber yards) to stock this stuff, nor do 99.9% of drywall contractors know how (or how NOT) to install it. Depending on the size of your closer towns, you may have to find a larger one and ask at all the drywall and insulation contractors' places where you can get RC. Alternatively, contact manufacturers, like Dietrich, and ask about local suppliers... Steve BTW, congrats on the lease; glad Bubba saw the light... Steve
Great news on your building!! I'd really look into getting a longer term lease though. If he gets smart, he might figure out that he could rent your fixed up place to another band(s) for a lot more than your paying him and kick you out.

While I haven't officially opened yet (or unofficially for that matter), I plan to use what I call "Las Vegas Hotel" pricing. If you look on the back of the door in any Las Vegas hotel room, you'll see the rate is something outrageous like $250-$400/night. Naturally, only idiots and tourists pay that much and most people stay for $50 or less as long as they stay over any night ending in "y." In other words, I'm going to have a "rack rate" of $65.00/hr but if you pay that much, I either REALLY don't like you or you're REALLY bad. I will naturally have a "special" rate for bands that have lost their practice room to an unreasonable red-neck and post here...and record on a day that ends in "y." :-) len
Congratulations!! I'm so glad everything ended well. Yes, I agree with Len -- try to get a longer term lease. You're making tenant improvements, which is more akin to a commercial lease. Aren't those usually for a minimum of five years? :roll:
