Need Help With Sub-Basement For Full Studio Design Costs

Holy poop! What a project! I thought my little place is going to be a big project. Too bad my entire budget is what you're paying for the elevator! HA! Can't wait to see it go up... you will be posting pics right? (Hint, hint)

Hello Everyone, Long time no See; I have been Very Busy on the project up to Thanksgiving. My Father isn't doing so well so I have Slowed Down. To date I have hired a Studio Consultant from a recording School in Minneapolis. He is Very Good at what he does however I don't really have to pay him which makes it even better. I have been Hitting Snags left & Right & It takes forever to fix them. Unfortunately I have to please the City Consul. First it was the Elevator & then Multiple Exits from the Studio & Load Dock. Then it was the Structural Steel & new Beams for added Support. Lastly Month, a more matched Front entry for the studio is needed. But on a good note only 6 people in the community I am in object to me placing a studio in the Basement. It is Very Frustrating. Two of which are Grandparents & think there neighbor hood is going to the Dogs. They’re so wrong!! So I am still trying to satisfy everyone. I am getting a little discouraged however but I guess it's normal on a project like this. On December 17th I have another meeting in front of city Hall & a friend is now telling me it sounds as if the next thing they plan to complain about is Traffic Flow, A Covered Trash bin, & landscape lighting & of course should I be able to place A Sign for the Studio Out-front. Other than that, The Architects are fixing all the above problems & Are Working on the Interior Elevations for Cabinets & Details. In the Mean time I am Working on my Equipment list, Choosing Fabrics, & Choosing the Ideal Floor, Wall, Ceiling Sections I want the Studio. Which seems to be on-going Task as I keep changing my Mind? It’s Part of the Battle as a keep trying to make things perfect. As for the Numbers, The Studio Budget now has a Cap. I am limiting it to a total of $1.4 Million in construction. Which means I have about $125 a square Foot, plus & includes the extra 20% Safety Factor. Note: Until Plans are Finished & Total Project is Ok’ed to be built by City Consul I won't be placing Pics or Plans on here. If I placed the Plans on here already they would have changed 8 times already. I hope this helps you know where I am at & I apologize for any Short comings. Forgive me is I sound kind of Grumpy as I think it comes with taking on a project of this Magnitude.

Hello Everyone, Its Been Sometime now, But I have to let you know that I have stopped the project. It is very unfortunate & even more hard to type about. In November, I had spoke about 2 grand parents along with 4 or 5 other people who objected to the idea of a studio in there neighborhood. The assholes went out & got 40 signatures & brought it to my last city Consil Meeting. I have now been Forced to Shut down the whole project. I have looked into the possibility of fixing the 46 Item List of Addendums, (a list of architectual Changes that need to insured the Quality in the Form of an Architectual Drawing), however that will add an additional 150 hours of drawing time to the project & add an additional year to the project. To date I have already trippled the $8,000 Design Budget as well as the Architects Travel Budget (Flight, Hotel & Daileys). Also after paying property taxes for the Year, it has added an additional 18,000 on the estate & Construction Still hasn't begun yet. By June First the City Consul has to see Proof that I have filled in the Sub-basement... with dirt ... Sorry had to wipe my eyes. I am putting my house for sale soon after & moving into the Country & plan to build a much smaller scale studio. I have spoke with many attourneys about the City Consul approving construction of the Shell (close to a half Million Expense) & Shutting me Down. I'm Not taking it lightly.....I have an attourney on Retainer & I'm Suing the Grandparents for Defimation of character, Slander & Loss of Business. As well as the City of Eden Prarie & the State of minnesota for not doing Complete Research before Shutting my Project down & only giving me 1 month to fill in an extremely large hole which will cost me a very pretty penny. Somebody please correct me if I am wrong, but is it correct to say that the Reason people sound proof there studios with multiple walls & Insulation is to stop sound from leaking out & causing neighbors to complain as well as to stop exterior noises from coming in & ending up on tape While you track? Unfortunatly when my attournes & Designers spoke about this to the Consul they told them this. Meanwhile my attourney has spoke with 15 of the 40 people on the list of Signatures who told them that the grandparent told them that there would be 20 cars in the Parking lot, Loud sounds until 3 in the morning & how the hell did I get this huge Shell in the Basement When they Couldn't put a Pipe Drain in there Garages. Yet the Development encourages home based businesses & Recording studios Are on the list of ok businesses to be placed & Ran from home. Sorry to hear of your problem mate. I just recently produced a full design with detailed drawings etc fo a US client and we were waiting for the contractors to return with quotes only to find out that they had NOT secured the building and they were now forced to look for another building :roll: the design was custom designed for that particular building. This is not the first time this has happened to me. I must emphasis the importance of making sure all your legals and permissions are in place before lashing out with any construction expenditure. cheers john

Hey John, How is it going? That is one of the issues I don't understand. When I designed my home & got the building permit for the house, the studio's shell was included into the plans & City hall knew of the future studio that would be placed in later. When Building the house & Shell we had to have an inspector come out & Check the Footings, Foundation walls, HVAC, Plumbing, Electrical, Sheetrock & Trim Out... It got approval for everything. I did everything by the Book. Not one thing out of place legal or Permissions. Then All of a sudden this neighbor living just under 2 Blocks away starts this crap & I am Shut down. She lied to consul & the consul did no research from what the grandparents Said or What they started. Personally I don't think that it should be legal for them to Review my Specific project, tell me to make changes (Which I Did) & allow me to Build My home with the Studio Shell Knowing & giving me Approval. then I go out & Spend almost half a million Which Was Constanly Inspected With there approval & Signature of Building inspectors that they Assigned. then some Folks 2 blocks Down the Road Complain & then they shut me down without further review. Something isn't Right & there definatly not following the book acording to my Attourney. I Followed the Law to every Word & Term.

Yeah I agree - something sounds wrong in your case mate. Can you sue the council?? cheers john

Hey John, Hows it going!! It Finally actually hit me the other day.. Extreamly hard. I'm not going to take it laying down. I have contacted several Attourneys, Lawyer a few Judges asking Questions on Forums & Such to Find out What I can do... so far it sounds as if We can go for the State of Minnesota, City of Eden Prarie & the Grandparents. The City Council is part of the City of Eden Prairie. Slander, Defimation of Charactor, Loss of business, Malpractice are just a few of the terms the Lawyers are talking about. I found out that now one realestate agent will sell my home with an extremely lage Basement ceiling. So I have been getting Quotes to fill it in as part of the Shut Down Notice. but to fill the Whole that size lookes to be $ 40,000 in Dirt its self. Next time I build I plan to build my home in one phase not Two!! Wow, every word I type hits me pretty hard. Its Devistating. Take care Jer !!

Sorry to Hear the Bad News jeremy. I have had a few hitches of my own up my way with securing 3/4 acre of land IN THE CITY to build my new studio so I can totally feel you frustration. Especially with made up stories to manipulate a so called public body with public responsibility. Good luck in the fight. In our case we are dealing with the fact that the city likes to block anything good. Unless it is personally lining their pockets. GRRRR But we have not given up yet.
