Hello Everyone,
My name is Jeremy; I have a Unique Project ahead of me. Three years ago I Designed & Built a 12,654 Square Foot Home. While building a Basement & Tuck under Garage, First Floor & Second Floor, We also built a Sub-Basement Level extending with the House & under the Tuck under Garage. The Ceiling height of the Sub basement is 20'-0" Poured Concrete. The Area of the Space is 5810 square feet. & off the Basement of the home are two Patios. We expanded under them as well to create 2 HVAC/ Electrical Rooms, Both 250 Square Feet.
To enter the Studio, you must enter through the Basement. We Dedicated 1200 square Feet to the Studio Entrance, Reception & Lobby, Balcony & Staircase, Office & Restroom, and a tech niche Where we place the Copy, File, Supply & Mail Area & a Miniature Tape Vault. All these areas are either open to Studio “A” Lounge Below or have Blue Glass Block Walls open to Above.
The Sub-basements Ceiling consists of nearly 60- 4' Wide Pre-cast Panels Spanning the Width of the home. A layer of 2" Concrete was poured atop as was a Radiant Floor heating System for the Basement Above. Two Staircases Come Down From Above (" [ " Shaped).
For Utilities, We have Placed a dedicated run to the Sub-basement for 400 Amp Power, City Sewer & Water, Plumbing Supply & Drainage, Phone & Data, Communications, Central Vacc, Security & Surveillance Multi-Cable, & Satellite TV, & Computerized lighting. For HVAC, We already have placed a Geothermal Heating & Cooling Horizontal Loops (6' underground) & (Dual Power Energy). Lastly, there is a Kohler Generator on a slab placed outdoors.
To date, no other Work has really been Done, Just the Shell of the Building. However we have not placed the Concrete floors in the Sub-basement. Yet the Basement above is finished. As for the Exterior, Due to it being in the Home, both the home & Future Studio have all the Landscaping & Exterior Work Done.
My Major Question is how much I Should Spend a Square foot (20' Ceilings) between the Studio Space & the Business/ Lounge Space?
I haven't looked much into it, but I am estimating that Business Space would be around $140 a Square Foot & Studio Space Around $290 sq foot
Making the total Cost around $2.3 Million after Totally Finished.
I am aware that there is no way of Estimating due to Overruns (Believe me, the overrun on the house above was $285,000). But the type of construction I wish to have is a Craftsman Style.
What are your thoughts??

If you're planning on spending almost $300 per square foot, you can afford to make almost any space sound awesome.

I think in the Question above I may have worded it a little Wrong... The Answer I am more after is What Would a budget of 140 / 290 Bring me?? Meaning, is it enough for the Suggested Area?? Am I to high, or to low?
I can afford A high budget of 2.3 million, but I’ don’t wish to pay it.
Should Prairie Style actually be around 140 & 290 or am I over/ under estimating??
I understand everyone in here are Do it yourselfers as am I however I just would like an opinion? as for the Size of the Project, just like you, I don't want to pay 20,000 dollars to design the Project. I want to do it in my Spare time...

It looks like you're doing it in the sub basement since the basement is complete?
If I read this correctly, you have 20 foot ceilings in the sub basement. Is this to where the supports are or up to the concrete?
What are your width & depth area of the room. Can you draw up a quick drawing of what you have (with dimensions), stairs, etc. Is there colums that need to be worked around, or is the room completely open?
A lot of what will depend on the cost per square foot (besides the price hike of materials going up 15-30% per month right now) will depend on how much isolation you will require, how many rooms you have (control room, live room, iso rooms, etc.). Will you be doing floating floors?
If you can give us some additional ideas of what you want to accomplish with the room/rooms, all this will have an impact on how much it will cost.
If you plan on doing this all DIY, it won't cost you nearly as much. Most of those higher costs include labor for contractors to come in and do most of the work. (As I'm sure you know well from building the house).
I'm currently building my studio in the basement, but it's just under 8 feet tall, and I've done 99.9% of the labor myself to date. Just had to buy the beer for friends to come over and help with an extra hand once in awhile.
Right now I'm estimating somewhere between 6-8k for my control room area that is about 17x16 (a little wider in some area's). But I've been doing the floating floor (wood), which has cost me about $1200 for that area alone. Not including the hardwoods yet or framing.
With this large of an area you have, and depending on how critical isolation is, you may consider having floating concrete floors since you haven't poured the concrete yet. Concrete here in Nashville is currently going for about $75.00 a cubic yard. So that should give some idea there.
Once again, welcome to the site. John will probably have some ideas and questions for you as well later on. He's on Aussie time, so he usually pops in a little later.

Didn't mean to sound condescending there; that budget is way more than enough to finish out your studio in the manner that we'd recommend. By doing all the framing and drywall myself, building my own bass traps, and using rigid fiberglass for room treatment instead of Auralex or RPG diffusors I spent about $2000 on my little one-room studio at home. For 256 sq ft that works out to under $8 per sq ft. I could build it 30 times over for your budget.
Of course, you're talking about a multi-room setup, with a lot more wiring than I had (I installed 5 new duplex outlets, but that's it) and inter-room cable connections, HVAC and lighting, and like you mentioned, 20' ceilings where my ceiling is 7'6, so obviously there's a lot more to what you're doing. But even so, new construction of commercial buildings comes in at $150 to $200 per sq ft where I'm at. You've got the structure up, and you're just finishing it out, so going up to $290 will net you an awfully nice studio.
If you need advice on the layout and interior treatment of your space, we'll be a lot more help. On the budgeting end, we're not much assistance around here. ;)

I'd like to start off by answering Your Questions!!
The Budget of the Toys is a totally Different Area & not included in my Building Budget.
Yes the Studio is Going to be finished on two levels one being the Sub-basement of 5810 square feet & part of the Basement of 1204 sq feet. There are also 2 Patios each 250 sqft that will be used for HVAC & Electrical Rooms.
The 20' Ceilings go from the top of the First layer of Concrete floor to the bottom of the Structural Steel beams. The beams are 28" High to the Ceiling (Bottom of the Pre-cast Panels). Do to the lack of knowledge in concrete vs. Studio we had the Footings placed an extra 4' lower than normal. So If I must we can excavate down to the top of the Footings, put a 5" layer of limestone in & pour the first slab of concrete so that the Ceiling height will hit 24' at the Steel Beams.
There are no Columns at all in the Space. I purposely had the Space designed this way so that Beams & obstacles wouldn't interrupt the Studio Design. The Space is completely open with the Exception of the 2 Stair cases.
Yes, I will be using Floating Floors & Radiant Floor heating by Wirsbo.
I plan to do 75-80 percent myself. Other jobs will be Sub-contracted out.
I will be the General Contractor.
Last Question
I will go to Kinko's & have the plans put to Disk later tonight so I can download them to you guys. Do you need both the Foundation Plan & Drawing of What I have proposed as the Layout? .... While I'm Waiting to get it back, in the mean time I will prepare a room/ Ideas List. & Place them on as Soon as Possible.
From the sounds of it, I would say some of largest costs (as far as sub-contracting), will be concrete, HVAC, and electrical. And the biggest headaches being those local guys known as "code inspectors".
I would say that you will have plenty to achieve what you're trying to accomplish. It sounds like you've already done some of the major homework when you built this room. No columns to worry about. Good deal. So if I read this right, from the floor to the bottom of the steel beams, is 20 ft?
With the floating floors, are you going to have floating concrete slabs? Since you haven't poured yet, this would be you're best bet (and most expensive).
At this point, it looks like you want to build a world class - class A studio.
What type of work are you planning for this room? Are you doing 2 mix, 5.1 mixes, any video or post production? Are you planning on only one control room, or multiple room facility? Depending on what you plan the room for, will also influence your cost for construction.
Are the stair cases along a wall, or in the middle of the room?

Yeah Concrete, Plumbing, HVAC, Framing, Electrical & Inspections are Definitely Going to kill me. The Shell already Costs me With the Utilities in place roughly $340,000, Not exactly Cheep.
Yes the Bottom of the Steel Beams to the top of the Floor is Correct. However, Again I can always go another 4' lower. I do plan to float the Concrete Floors.
As for the World Class Studio, I am desperately trying to change that Part of it. Most people say that there is no way in hell you can get world class Sound in a homes basement studio. My Goal is to completely change that Sentence or at least make it a run on Statement!! Hehehe lol
As for the Services, they are soon to come.... I have been working on the List for Rooms & Ideas as listed above. It is to be a Multi-room Studio Facility.
But to briefly answer your Question, Yes, 5.1, Video, & Post are included in my Design. Speaking of Design, One Staircase is on the Side of the Wall & one is in the Center of the Room.
I went to Kinkos to get a copy of the blue Prints to Disk. Does anyone know how to download Auto Cad R14 Documents to the Net?
You can convert them to PDF and post them if you like. Getting AutoCAD to export directly to .jpg always looks like ass.

BTW where are you building this? Up where I'm at, a 20' deep basement would be flooded most of the time unless we built the place like Noah's Ark or something. I'm guessing you're atop a pretty tall hill... but then again if I was going to build a 12,000 sf house I'd pick a choice spot for it, too...

If it's autocad, I think you have to unlock the layers, then highlight/select everything, copy it, open up paint, and paste. That's what I've done w/ small drawings. You'll have to shrink / resize the paint drawing. Save as jpg or gif file. (See johns sticky about posting pix). If you have difficulties, let me know. I have ACAD 2k.
If it's just a scanned copy of the prints from kinko's, just follow the same instructions on John's sticky at top of the forum.

I'm almost done with the List, I made it a little longer then I typically would. Anyways, to answer a few Questions...
I live in Eden Prairie, Minnesota on Riverview Road. Eden Prairie is on the Edge of a Cliff overlooking the Minnesota River & Shakopee's (another City in the Valley) Valley Fair. I am a good 285' Above the Water table & the Recording Studio is to sit in the Subbasement of my home!!
Sub-Basement Level Program
The Coffee house Style I Refer to be a Mixture of Idea’s. If anyone has went, been or had Caribou Coffee, then they know what I am Talking About. Caribou Coffee is a Building that has all Exposed Timber Framing, Where you can see the HVAC through the Trusses. They Use a series of Recessed & Track lighting. For Furniture, it’s Mission Style (or Prairie Style) Furnishings, but with leather Added. Everything in the Interior Shows of living up in the Mountains, but with a City Architectural Feel/ typically, there is a Beam of light let in every So often. Personally, When I Drink Coffee there I Feel at Home. There are Earth tone Paints, Old Style outdoor Lighting Fixtures inside. To me, I just want a Facility that is So Comfy in the summer or the winter that you could Wrap up in a Blanket on the Couch & never want to leave the Studio. I explain it as Tranquility.
Anyways, this is the Quick list. As you Will See at the Bottom, the Sub-basement rooms are here but the Basement Rooms are not listed. I Will Finish them tonight.

Over the Fireplace of Niagara Dolomite there must be Room for a 120” Diagonal Rear Projection TV. Lastly a little Reading Space/ Rehearsal Space Where Client Can Plug in there instruments to Headphone & kind Strum While Watching tv or Sit Back on Large Bean Bags & Read. 2 Computers are to also be Available with internet Access (Cable) off the Side of the Lounge Specifically for Clients.
Billiards
Competition table with Mini Dining Lounge Area & Cue Holders. Also, 2 Vending Machines Give Free Pop & Bottled Water. There is to be a 12’ Game Bar with the Newest Entertainment Games at that time!! (3 Systems) Also a Mini Serving Bar
Spa
The Spa Area is to be off the Back of the Lounge area, the Cal Spa is to be located in Ground with Plants Surrounding it & a Miniature Water Fall.
Off to one Side of the Spa is to be the Sauna & the other Side a Steam Room. The Fitness Area is to be either on the left or the Right Hand Side & Enough Space must be Available incase a Client Wants a Professional Misuse to Come in.
Kitchen
Has Stainless Steel Appliances by Wolf & Subzero (Range/ Grill/ Refrigerator/ Sinks/ Dishwasher/ Bar Sink/ Double Oven) Also there is a large Coffee Niche Which will Dispense Fresh (one or the other, Not Both) Caribou or Starbucks Coffee. There is also a Peninsula for 3 & A Pantry.
Corridors
The Corridors throughout are to be made of 2 materials, Paint & Stone. Over the Paint will be Different Awards/ Certificates & Record Deals as well as Posters of Movies. At one Part of the Corridor there must be al least 12’ x 3’ For Shelves (Artist Pampering… ie Pillows, Blankets, Medicine, Down to Special Toilet Paper or Candles for the Finicky Clients.
Staircase 1
Comes Down From the Atrium Area of the Basement through Caribou Coffee Style Timber Trusses. (Possible Miniature Pond)
Staircase 2
Stair Case Comes Down From Above to half its Area, turns/ then there are French Doors to the Mastering Room, Turns again & down to the Sub-basement level. There is then a staircase underneath this Particular Staircase Leading to the Utility Room.

Doubles as Conference Room with Seating for 8. It is to look like an Italian Eat in Kitchen with Stone walls around it at Different levels & has a Subzero Wine Cabinet

Let me get this straight. You built a12,654 sq ft shell for $340,000, and you ran it up to that via a $285,000 OVERUN? :shock: So you were planning on building this for $55.000? And now your planning on spending UP TO 2.3 mil for A BASEMENT STUDIO? My thoughts huh. I'd say your dreamin, or at least confused. And if not, I'd say you need a financial manager. Have him call me. I have a bridge for sale. fitZWhat are your thoughts??

If you are spending that much cash on a project like that - I would skip the step of posting it here and trying to figure it all out - just jump directly to the step of hiring John to be your consultant on the project - then you are garanteed to get everything right & it'd cost a tiny fraction of the budget.

First off, there is no Airport. I took flying lessons for IFR /Helicopter (Robinson R44) but my Grandparents were paying for the lessons When my Grandfather Passed away. Resulting in no more flying lessons for me.

I Designed & Built a home on three levels. A basement w/ tuck-under Garage, a First Floor & a Second Floor totaling 12,654 square feet which are totally finished. In addition to the home, the home has a Sub-basement. The sub-basement (Shell) totals 5810 unfinished square feet. The Cost to build the Shell of the Sub-basement ran us $340,000. That Cost includes the Concrete footing, Foundation, Pre-cast Panels, Structural Steel, Generator, Geothermal Loops & the lead of the utilities for future Rough-in.
The $285,000 Refers to the overrun cost of the house above. It was an answer to someone Question that they had asked me earlier. The $285,000 over run was part of the home Construction & was part of Phase one Construction which is finished. The Studio will be the Second Phase. The Cost of the home to date Total is roughly $2,465,000 & $285,000 of it was the overrun.
The 2.3 million was an Estimate I came up with. It is From a Question I asked on how much it would cost to Finish Construction of the Studio.
I asked what the cost per square foot for Different areas in the Studio Would be (Business/ Recreation/ Studio Space). After I got some information on my own research, I brought it to the table & asked how Off I was, Hence the 2.3 Million. The Forum Has been giving me Great Ideas.
Granted at one Point it was my dream to have a home studio & then a professional Studio. 3 years ago it’s been coming a reality. I'm Not Confused at all... I dedicate my life to Knowledge & Research. I have Already Spoke to Accountants & Attorneys. I have figured the Costs, Done the Math, Figured the saving of a Home Studio Vs. Another location & Applied myself to my Plan. I have applied my self so Damn Well; I am not a Dollar in Debt. Where are you in your Dream cadesignr ?
As for the Financial Manager Remark, If you look in my Profile, you Will see that not only am I into Recording, Video Production & Touring, But I play the Stock market, I am my own Financial Advisor, I am Highly into Real-estate so I know that If I Bought the Bridge from you I Wouldn’t' make any Cash. Only if I Built or designed them Would I!!

I have 2 Quick Questions
#1) In the Construction Process, When you start pouring the Floors, What is the Cross section of the Floor to look like. Specifically if it is Floating Concrete Floors w/ Radient Floor Heating & Cherry/ Maple Floors. If you could, Could you Draw it from the level of where the Sand is to the top of the Finished Floor..
# 2) When using a Floating Floor made of concrete, I know the goal is to make it Room in a room. Specifically, Each Area: Studio, Control, Piano, Drum. They Each have there own Floating floors. But my Question is, Where do you end the Floating Floor before the new one begins? Where is the Seam between the Areas? Which side of the Door is it on? Are the Door themselves on the concrete or are they totally between the 2 concrete slabs? I'm asking for the Correct way of a studio Proper, not the way you could do it if you didn't have money.

My Questions are based on the Studio Design & Construction knowledge I wish to retain from the Group (the more helpful & Knowlegeable people who enjoy what they do). Again, your having Reading Problems.... Where did you get bean bag Couches??? The bean bags are to be place in the rehearsal Area for relaxing. There is a leather Couch in the Lounge too...Reread!!! Don't think that no one uses them. I use them All the time so do alot of musicians I bring into the Studio....Expecially the Woman they like the Comfort of playing guitar specifically the Country Singers & the Singers who have Dark Vocals.
Accomidations of all type make the Client love to be in a studio. When the Client feels at home, they want to literally live there.... For many Clients, the Studio already is there second home. Posters, Well Posters are everywhere in Studios, Its Called Decorating the Studio.
Billiard tables, Spa's, Fitness Equipment are all very common in Recording studios. They help the Client Focus on there Work & to let off Steam & Stress.
As for the Bottled Water, you want to keep the Client Extremely hydrated...it helps there vocals & when the client is working, it can get a little hot in the Room even when the temp is already 60 degrees...Its Called Nervousness & When Nervous the Clients mouth will become Dry.
other Forms of Beverage such as pop, Juices & Milk & Coffee are extremely bad for the Musicains (there Saliva becomes to thick & it hurts there larenex (Voice)). As for the vending machine that dispenses the water, its by maytag: $495.
Yes, I am Familiar with the Internet & one of the things I don't like about the internet is that you can't see body language through it. I'm only asking for knowledge based around my project, its that simple. Yet depending on how your day, month or week was is how you will see the other persons Words as. Meaning, If you felt I was insulting you or anyone else, ie...Tinsletown Moron ( your Quote, not mine) it was preception, not my intent. The Weirdo Remark was totally unnessesary.
Specifically, you must have had the bad month, As a result, turning my Words into something they Were Not. I have had close to 12 responses from other people in the last few Days & none of them felt that I was out doing them or using your definition of Tinsletown Moronism. I think all of them Seen that I was just trying to gain info on my project & I simply answered there Questions. I am Gratful to these people. All of them have been very helpful such as John, Aaron, Many others, you know who you are.
I don't live in Privlidgeville, I have Worked for every dime I have. Don't turn my Project into something its not... However unless this is Hazing into the Group, then you must do this to everyone.
