Hi all, I've been reading the design forum for nearly 6 months and now venturing into construction, GEEZZ!! -Need to get idea of wall construction so I can Get some building costs down on paper. Hi, I'm becoming a bit of a serial replier lately hoping some one might responed to my Q's, but no :cry: I finally found some info on steel outer walls. Not lookin good! Getting a quote from a brick layer today. I'm still holding out that my above walls construction will give me enough sound proofing in case the cost blow out. Thoughts???

Hey Lilith Ta for the feedback on our site - you are a gem 8) Looking over the plans here - Please take my comments with a little salt - I am merely trying to help - when I first came here no one jumped in to help me so don't be put off - takes a while - sometimes weeks and of course you got to ensure you give em something to chew on...) So, Are you going to build this with friends, family and neighbours? If not you are going to blow the budget by at least 100% In relation to the walls. IMHO you do NOT need double layers of Gyprock. Use 16mm firecheck/fyrestop. Steel shed - gap - 16mm gyprock - 75-150mm semi rigid insulation - cloth/resonators. In fact mine is a brick surround on the outside BUT it is not sealed above garage doors. So as I understand, that is in theory, not a leaf. So mass air and a bit of mass....if you have the space and budget by all means go for it as you planned - IMHO scary labour and cost too....especially if you live in a rural area - is it really necessary??? Rear bass traps inside of the 75mm. Other thoughts... Factor in UPS ($$200-700) Factor in air con and sparky - minimum $5k - EASY. No other way around it. Your floor idea will work great - mine does ;) Remember to route out a channnel in laminate flooring to seperate iso room/s and CR and hall etc etc Cost wise you may save $$ by using prefab steel framing. Wood is more fun to work with but doesnt have same STC. Wood costs more too. Factor the insulation at around $5k for two rooms and ceiling. $7k for tontine... Sliding doors - x 3??? = $2500 (in black of course - because it is the new black) ;) Caulk - $1000+ Stud cement $35 - 2 x tubs Architraves and ply for desk /soffits etc etc - allow extra $800 paint? thinners? brushes? paper tape? Cloth - $2500 (see my post in materials) solid core doors each $130 maple for door frames - approx $45 per door door seals and closers - $100 + ($150+) per door. The double doors are proven to work but my carpenter did them differently - single solid core+ 16mm gyprock in frame + Raven seals + door closer + extra long/heavy duty hinges. The double glass doors are the weak link IMO. Mine seal OK but I am working on "tightening them up". Flooring laminated for that space should be approx $1k max. screws, glue guns, riggers gloves X 2 pairs and some cheapies - seriously, masks, earplugs, saws, cordless drills, nail gun (framing and finishing), nails, borrow what you can ;) I like Kendale's drawings too. Some great ideas. But do you really NEED the second ISO booth?? Why not wire up the tool room for amps if required? headphone amps for each room? Patch bays? I think if I built that myself - had sparky, air con and carpenter in just for single solid core doors and seals doors AND borrowed all the equipment like nail guns and compressors and ladders etc etc it would come to around $35k - if you did what is in 4e. If you had tradies in to do the LOT double it. Just my 2cents....hope I am not discouraging you here......I originally budgeted for $10k - $15k max - then planned more and spoke to John etc $15k - thought OK I might save 5k so $10k at a stretch. Looks like $20k now I am actually recording in there as of this week. (but the leather couch and other stuff didn't help ;) - only 1/3 of the couch was included in budget....but remember as you get closer to the end of the project you may start to think - "hmmm how can I record in a studio now worth ......well a LOT of sweat and tears....with low/medium end mics....speakers......." - I am off track here huh :?: :wink: In essence go for it!!!! Just allow more in the budget - if it takes more time so be it - plans can change for the better but just don't cut corners. And security systems...... :!: We know $ doesn't grow on trees - that's for sure but where there is a will there is a way. Take Care and congrats!!!
