Some new pics of new construction.
Ok so your looking at the laundry room i created to hide my washer etc...and to act as the second inner leaf. It sits on neoprene pads and anchors and is decoupled from the existing home structure via rubber mounts to the studs. The north wall framing attaches to this and also sits on same anchor system and is built around the overhead beam that runs the length of the garage. I plan on hanging my ceiling rafters around the beam and building around it, essentially creating a new "beam" that sits lower but does not touch. I also added addtional support to the studs holding up the beam as they seemed minimal and had to take more loads from the ceiling structure i beefed up with 2 layers of rock. Framing is 16"OC but where the i will be putting the new cross span beams, i doubled up the studs to accomodate the load i figured in with 2 or 3 layer ceiling. I also am mounting the drywall just on the walls every other stud to more act like a 24"OC wall. In the pics it looks as thought the framing touches the exterior wall, especially where i added that additional support but it doesn't, it has ample gap. I included pics of the gap between the framing which will be filled completely 12" with 2 layers of r19. The laundry door is a sound control door that seals all the way around and there is about 3-4' of dead air until the exterior sound door. I have 3 dedicated 20 amp circuits for the room which one will be for lighting only, one for the south wall sockets, and the other for the north wall sockets. Gang boxes will be put in isolation through use of multilayered drywall and plywood boxes in the wall itself. Im working now on the south wall framing and then the sealing of the garage door, which will remain in place. The framing here will be made to bolt to the existing north/south wall frames in panels in case i ever decide to turn it back into a garage again, which will leave me with a very nicely finished area. I dont plan to ever do this but i want to make sure that disassembly can be done without major work. So far its coming along quicker than i planned but i am spending every waking minute cutting drywall and caulking...lol
