Separate post from my build diary to inquire if others have had horror stories they would like to share about building a studio in rented/leased space?
Right now it is about 30 degrees outside... My space in the basement has no direct heat, only whatever sneaks under the doors. or if I leave the inside doors open during the day.
I recently received a letter from the building owner reminding me about HIS concern that the sprinkler pipes might freeze and flood my space and others if there is no heat...
Guess what.... HE agreed to have the space behind my demo'd in August or early September... It's now a week from December... and the demo work is 'scheduled' to begin on 11/27... The work must be done bv hand due to the shaky nature of the roof.... Demolition will take up to two weeks. Only after that is complete can I crane in my 7 ton roof unit which will sit on the ground outside my space.
The long and short of it is the total hypocrisy of the owner...His delays have caused me to now work in a space where I can see my own breath... and he's worried about pipes freezing!
Anyone? Anyone?

Better to own when building this type of stuff..... I feel your pain. Perhaps put it to him mildly like, "Hey, the pipes are gonna freeze in here if you don't get this demo done so I can put in some freekin' HVAC, buddy! :evil: :evil: :evil: "

Today I got a call from my electrician who told me that the HVAC system is going to require 480v... which means a longer run, but the advantage is that it is not on my panel... HVAC and building owner are having a pow wow on Monday... It's getting colder by the day and still no demolition of the space behind my studio... Hope to get something going this week!

how many tons is that system gonna be??
Rooftop Unit 7 Tons on concrete pad outside my studio... main send through heating coil and divided into three zones and each room has its own send/return to avoid flanking.
