Hi, I am in the process of constructing a business plan based on professional rehearsal only studios in the New York City area. The plan is to renovate approx. 4500 square feet of raw industrial space into 18 10ftx20ft private rehearsal studios. There will be no recording and no other purpose to the space (no lounge, offices, etc) only a bathroom.
The layout is not as important at the moment as the actual space is not confirmed yet. In general it will be a large (50' by 90') single story warehouse with an open plan with concrete outer walls. I am trying to get estimates on costs and construction methods.
I have a few questions that I'm hoping the experts on this forum can help answer-
1. Can anyone recommend a studio designer/consultant in the New York City area?
2. In general what is the most economic and space efficient technique for building multiple rehearsal rooms? The rooms don't need to be absolutely soundproof as no recording will take place but should be able to handle loud rock bands with minimal bleed. Should we plan on completely separated stud walls, staggered studs, single studs, sound clips, green glue, double or triple drywall. Obviously I'd like to keep the space in between studio walls as small as possible to utilize space. We'd also like to keep costs as low as possible.
Floors are concrete so we probably don't have to worry about them. The space probably has 20 foot ceilings but we would probably build each room about 12' tall. How much work do we have to put into the studio ceilings as nothing will be above them?
There will be no windows, only doors for each room.
3. Costs - What is a rough estimate of the material costs for the different construction options? I can price most material once we have the general building techniques figured out, but I'm sure there are general (as in extremely general) psf estimates that are standard for applications like this.
