Okay, here goes, first the obligatory thanks: thanks to John for hosting the forum and all the invaluable advice he hands out, along with all the other experienced builders and designers. Now on to the craziness. I have been recording out of rental houses specific to each project I do for the past four or so years, I'm happy with this but it's time to upgrade. So naturally I bought the biggest thing I could find, an old aircraft hangar on a decent sized lot. Now before anyone begrudges me for my luck, the building is a metal structure of decent heft but a good source for an outside leaf it ain't. The hangar measure roughly 100' x 60' with a 15' ceiling on 20' of the length and 30' for the rest. I really don't have a place to start other than the designs at SAE and don't get me wrong they are good but I can't figure out all the details.
So the questions are:
1) Do I need to build a frame and put up drywall and insulation on the inside of the metal exterior or does this constitute a third leaf (I know, bad)?
2) The "golden ratio" measurements are for a rectangular room with parallel walls, does that mean inserting walls at the corners to break up the lines?
3) I don't have an unlimited budget, but I guess 30,000 is a good guess, given that, I will take any suggestions.
I didn't think it prudent to post a sketchup file of a big box, so my best guess is a roughly 16'x23' control room (I'll make it fit the ratios), a tracking room of about 1000 sq.ft., another room around 600 sq.ft., and two smaller booths, I'm thinking 16'x16' (obviously not exactly square, but those are good lenghts). Well I have sufficiently disregarded the don't give us a room size and ask what to do rule, but I'm just stuck at this point and don't know where to go. Thanks for any advice, I'm working on a sketchup of the setup described but I'm slow so it'll be a minute before I'm done. Thanks again.
Big Room and I Don't Know Where to Start

Here's a Sketchup File of the basic room layout described above. I know there are some issues with the distance between rooms, I don't know the ideal number, and the distance between room and outer wall. It's rough, but I'm learning the program, be gentle.

based on the sizes you posted you will have around $12/sqft for construction
...and what about direct lines of sight through all these walls? Why all the small rooms? Why not a glorious sounding large room and a spacious control room?
Okay, well apparently I can no longer do simple math. Excellent point John, I have a budget larger than 30,000 it was just the first number that popped into my head and I didn't do the math, I work for a real estate developer and can use his contractors, so I'll get a good deal, but not that good. I guess I should have just said budget isn't a concern. I plan to build in phases, control room and live room first, so the 30,000 is really allocated to get those first two rooms built.
Xspace, I really am looking for an outstanding live room, I just fit the biggest one I could in based on the "golden" ratio (1,1.4,1.9) using the 30' ceiling. I just guessed at the control room size, like I said I'm not attached to the design, it was just the first thing to come to my mind. I mean not knowing what to do with a lot of space is a good problem.
So, in review, I'll say the budget for the live room and control room are 30.000 I'll get to the rest after that's all done. Thanks for looking at the post.
One more question:
I don't see many plans with large tracking rooms, so I'm sure what sort of treatments I should be planning to put in?
