Building material cost for this John Sayers' design

I've been browsing the board and Sayers site and came across this layout. I was just wondering what the building cost if it was from the ground up (much like Len did).

you should assume construction costs to be at least equal to building a quality home (in terms of cost per square foot). In TN this may be around $80/sq ft.
