Advice needed on studio space...

I have been offered this space wich I want to turn in to a recording studio (see attachement), basically just a control room and a live room suitable to record drums, guitars, vocals etc. Im gonna have a company check the room but before im gonna pay someone to do this I would first like to know if it will be even possible to have good acoustics in this room... Any advice of you guys would be greatly appreciated!

depends on a number of aspects like what type of music are you recording/mixing? equipment? experience? also, the lounge seems over sized... i'd be tempted to turn the lounge into the CR, open up the live room and existing CR, and put a much smaller lounge in the space below the existing one...

gullfo, thanx for your reply on my question.... The way you put te room down has never even occured to me.... there are some problems i have to work around though.... It's not really certain if we can have the whole space, thats why we named that one space the lounge because its a room we try to obtain at this moment. the live room you drew looks the best way but it has a wall in the middle we have to knock down...one problem though thats a supporting wall so we have to eighter build a pillar or some sort of metal contruction to support the whole building above it or work a round it in some kind of way..... because i'm not sure if i can use the entire space so i was wondering if you could take a look at the possibilties (see attachement) and maybe design something for these options too...... i would really appreciate it and i hope its not taking to much of your time.... Thanx again!
