London basement studio

I'm looking at using a long room for a small basement studio with a control room and a live room, but with the live room big enough for full band rehearsals too. I want to use the live room to record drums, guitars, vocals. The room is aprox 24 foot by 9 foot, concrete floor and walls. Neighbours upstairs are an office, but plan to only use live room out of hours/weekends. I'll have to check how the ceiling is currently constructed. There are two stair entrances: one to street level and the other is to have its fire lobby removed and be blocked off as it leads to an upstairs office. Budget is around £1000 for materials (but will probably end up going over), and will be doing the work ourselves. Any ideas for layout and room treatment?

sorry :) the one on the right leads to the street. the one on the left is being blocked off and the firelobby cubical (in the jpeg, but removed in the sketchup file) can then be removed.
I'll try to get some photos of the space (and details of the construction of various things like the ceiling and walls) in the next few days :)
