New house, new studio space

So, my wife and I found a house with a decent sized basement. Right now I'm trying to figure out where I want to put everything. The thing I'm currently not sure about is where the best place for the desk would be. Here's a general layout of the floor plan. It's generally to scale but you get the idea. By the way, this is mostly going to be set up as a small project studio. http://www.zoiks.org/images/studiolayout.jpg I'm thinking about getting this desk. Now, it's not going to really work over by the fire place since the door to the outside is also there as well as the marble plate for the fireplace. BTW, the fireplace was permanently blocked in by the previous owner but the mantle and such are still there. I thought about putting the desk in the lower part of the room with my back towards the door going into the rest of the house. Clients are going to be coming in from the door at the top of the room anyway and they won't be going through the rest of the house. This would give me the larger part of the room for recording. This would also leave me enough room to fit this shell from Clear Sonic. Being that this is a townhouse, I really need to be able to isolate things from my neighbors as best I can. Any comments or suggestions? The one nice thing here is that the closet on the left side is a decent size and it's under the steps going upstairs. It's pretty quiet in there when the door is closed. I'll probably use that for a vocal/amp room. The other closet is small and will just be for storage. The nice thing about this basement is that it has a full bathroom so that clients don't need to be walking through the entire house to find one.

Edit your profile to include your location. This is very important, because this is a worldwide resource, and as such, material costs and availability vary widely. For example, masonry is cheaper than gypsum in some parts of the globe, whereas it's the exact opposite in other regions.

I believe they are 7.5 ft. My biggest hurdle is going to be putting up something against the outside wall in front of the windows that are there. The exchange unit for the heat pump is there and can be a bit on the loud side but you can only hear it slightly when in the room. The shell from Clear Sonic will protect against that some, though. I may put up a baffle there or some thick curtains. I'll have to see what I can fit in.
I made some changers that are bit more realistic as far as measurements go. I also paced in where I might want to put the desk and the Clearsonic shell. Right now I feel this is what will maximize the space. I'll probably think more about other treatments after we move in unless people have suggestions.

I finally got a hold of this and I did a quick mock up of the room. So, if anyone has ideas, check out my previous drawings and let me know what you think. I appreciate any help I can get. The biggest thing is that I don't want to do any major construction. I'm more or less interested in adding things to make the space more usable for recording.
