we plan to build a new control room with an additional recording room.
you can see the exact dimensions in the attached plan.

the room we want to use as our new control room is marked as "Raum 3" in the attach.
edit: if possible we also want to have a small drumroom in "Raum 3", it can be really small, cause we can use "Raum 1" for drums, live, etc.
I think somthing like 2/3 controlroom, 1/3 recordingroom would be nice.
we would like to have a slightly bigger control room than the rec room. It is very important for us having daylight in the control room if possible.
the walls and the floors are all made of concrete.
we are free to build and construct whatever we want. there is no limitation from the landlord.
noise isn't an issue. we are located in an industrial area.
no neighbours that care about.
there shouldn't be an issue too with noise from the outside.
our budget is about 10'000 us$ for the control room only
we would be very thankful and happy if you could help us.
let us know if we should provide more infos.

I think the first post was a little bit unclear; if it makes sense and is possible with our budget, we would like to split the room into a controlroom (about 2/3) and a small recording room (about 1/3 from the entire room size).
Were using Barefoot Micromain 27 as monitors. Were only using a Protools system, no mixing desk.
There should be place for 3-4 19" Racks with outboard equipment and enough space to play the guitar in the control room. If there is some space left for a sofa, that would be perfect
ah... gotcha... that makes much more sense because as a control room only you'd have enough space for a buffet table and plenty of guests at a major production party... :-)
