My Studio needs help acoustically

I'm to the point in building my studio where I need to nail down my acoustics plan. I have a live room, and a control room. In order the dimensions are (LxWxH): 24'x12'x8'-15' (vaulted ceiling, with a loft area, creating a plank system) and 12'x12'x8' (the room has some walls in it as you'll see that make it "non-square", they cannot be removed) the loft area is open in the larger room, the drum end for 6' has no loft, as well as the end next to the slanted wall (black lines indicate the slant wall and also indicate the studio window) above the door, about 6'x4' hole. The control room (bottom room in pic) has drywall ceilings and walls, well insulated and the live room has drywall walls and wood ceilings, the walls are r13 and the ceiling is r30 insulation. the beams for the loft are uncovered. As far as the equipment goes, I have a 6' dynamix console coming that will only fit below the white square vertically in the drawing. I can come out from the right wall about 18" or so. My speakers are event asp8, I also have two racks of gear that are three feet tall, by the studio window. Also, there is a filing cabinet 3' tall and a built in counter in the bottom right of the pic,it's 3' tall also. The mic wiring feeds through the wall under the studio window. The blue dot is a rug. The live room has no other obstructions, other than the loft. The slanted wall acts as storage, with drywall/insulation/air/insulation/drywall construction. There is a ceiling fan over the center of the open drum end. I'm looking for great sounding rooms over sound deadening. It's located with an empty lot on one side and it's on a very low traffic street, only five homes, with a creek across the street. the black oval is a papasan couch (made for two people) Also the beams for the loft are 2"x8" Pricewise $1000, more if needed. I don't want to float the room etc... just make them quality. The rooms are for commercial use, I also will be mixing at a high end studio outside of Nashville regularly. Now, start the questions... well... It's the 20th and I posted on the 2nd... is anyone going to help?

I guess the forum can't help...kind of a let down. I'm going to get a pro to help I guess... I suppose that it's to boring, or I didn't follow the protocol right, or it's not worth anyone's time. Oh well, it was worth a try. :x  :( John, I'd like to speak to you about it I guess. I'll give you a call when I have time.
Aloha, Hey, sorry no one replied. :( Sometimes a thread will slip through the cracks, especially when the moderators are shorthanded and overworked. If you're still interested in pursuing this, could you post a few actual pics (max about 700 pixels wide, please) of your rooms? They often help communicate situations when words fall short. Aloha 8)
I'd love help, but I don't have time the next few days. I'll post some pics with more info soon. I'll give it one more try.
ouch. you could try something like this: adding additional space onto the loft (about 3') with steps down on the end. then put up a wall (or remove/add the wall) over about 2'. then add a false ceiling with hangers in both the CR and the live room. add some additional absoption and diffusion on the walls as needed. I'd add some angled slat resonators on the walls in the live room to break up flutter echos and smooth out the response some more. in the CR I'd add some 4" absorbers at reflection points to keep the room alive but to reduce reflections. I strongly recommend reading the SAE materials (link on the top page of this site) to better understand all this. the addition to the loft floor space makes your CR rectagular. this way your control room isn't a square (like now - not good) and you have some overhead traps in the large overhead space which mean some more floor space. the traps won't necessarily deaden things just help with mid and bass trapping. having an acoustically transparent cloth over them will work nicely to absorb highs overhead. if you find its absorbing too much, you can add some plastic sheeting under the cloth to reflect them back. chances are the rest of the room will be live enough. here's an idea I had sketched a couple of weeks ago but just never got to post due to working 14 hours days 6 days a week plus trying to assist people on a variety of forums in my spare time away from my family. I'm guessing other people have been even busier.

...the red stuff can't be relocated.

Aloha,
the red stuff can't be relocated.
What exactly is the "red stuff"? Aloha 8)
A shower (up r) a sink (low r) and washer/dryer (low l)
it sounds like you really only have the main floor to work with then... I wouldn't think you'd put electronics in the bath/laundry room... maybe put in a wall in the main area. put in a false ceiling in the control room and suspend a bunch of hangers. in the live room, same thing - put in a bunch of hangers. add some wall treatments as needed.

The water is turned off to everything and covered. The washer/dryer are only on when in use water wise. I also have full coverage flood coverage on the house and the contents. The electricity is on a seperate circuit for the audio equipment and the lighting is on another circuit. I also want the extra room for tracking, that's the main reason for going to such lengths to make the room big. Thanks for the ideas so far, they have helped some with ideas.
if you remove the shower and sink (in general remove everything except the washer and dryer), add the 3' extension into the live room then the original sketch would work - big live room, decent sized control room. the washer and dryer can be enclosed to keep them quiet (bass makes them vibrate...). store the shower and sink and other bits somewhere else...
I don't currently have a place to store the sink/shower. I tihnk I know what to do now, I'll keep you posted. If anyone else has any advice I would still appreciate it.
