Room within room the way to go?

Hello all, This is my first post and need some suggestions on building a semi-pro studio. I'm located near Los Angeles, California and my location is basically a 19' x 54' space in an industrial business park. The space sits on a concrete slab and is approximately 13' high (although there's florescent lighting that hang down 2'). There is an aluminum, pull-up gararge door at the back end. My concern is that there are businesses on both sides of the location separated by regular walls (drywall). I have about $6,000 to spend on building a studio. My question is, would a room within a room with double frame walls be worth it. If the inside room had double frame walls, wouldn't this still create the 3-leaf wall system with the exsisting wall that is to be avoided at any cost? And if that's the case, why even float the stuido. I've read many post in this forum and I'm even more confused than before.
