Edit from thread - now going for a two storey build 1300sq feet per storey.
1st floor = 3 rehearsal rooms
2nd floor = studio with three live rooms and control room.
Im trying to plan everything at the moment - nothing solid yet but have thought of having one live room the height of both storeys ( i have attempter a picture in paint of whats in my mind!)
Can any one help with floor plans? :)

being a builder of homes 120 sq ft is only a 10' x 10' room so in my own personal opinion thats a bit on the crampish side to house a full band even if its just a drummer one guitarist and one bassist plus equipment. a 15' x 15' room is 225 sq ft which is more workable to house a full band. so if i was you i would make 4 15x15 rooms for rehearsal rooms. and 425 sq ft for and entire studio IS JUST NOT BIG ENOUGH for 3 live rooms and a control room. a small controll room thats 15 x 17 before splaying your walls is 255 sq ft. i would go for one live room (atleast 625 sq ft), a drum room (atleast 250 to 275 sq ft, gotta think about all the mics youll being using to record drums), a vox/ iso booth (atleast 50 sq ft). that brings your total sq footage (using 275 for drum room) 1205 sq ft for the studio alone now add your 4 rehearsal rooms and theres another 1000 sq ft bringing the total to 2205 sq ft and thats not including your lounge area. i hope this helps give you a better scope of what your wanting to do thats realistic
I can only really afford between 1300 to 1500 sq foot at the moment - i suppose i could have three rehearsal rooms instead - 225, 225, 200 leaving 600 - 800 square foot for a studio - a comfotable size live room for me would be 425 square foot - any ideas on better ways to use the space?

Forgot to add that there may be a possibility to add a second floor
Ive been thinking about it a bit more and am considering a second floor - what are my main considerations? i would want to keep the live room full height with the control room looking over it - only problem is the size of the build with two floors will be huge (considering now it would be like building a house!!!)

in your rough drawing as ive stated before your control room IS JUST WAAAAAY TO SMALL. to have the proper acoustics and a reasonably comfortable CR your going to atleast make it 15'wide and 17' deep. i just cant reiterate it more than i have your asking alot for such a small space to begin with. my suggestion to you is to make your 4 rehearsal rooms and get your money flow going so you can afford the proper space to build a realistic sized studio
Even in the two storey plan (combined studio size 1300 sq foot )?
Ok so i think that two stories would be a good idea but planning two levels seems a lot harder than one.
In theory i have now a 2600sq foot area to build on (1300 1st floor and the same on the second)
My budget is 10,000 Pounds (roughly $20,000 US dollars) to start with however additional money will be added until the build is complete - also no contractors are being sourced and materials will be at trade prices.
So my final questions for now -
1) Planning wise could anyone help me out with a two storey build - Literally i have a 1300 sq foot base of concrete to build on with 40 foot height and i am looking for 3-4 rehearsal rooms, a reception/lounge and a studio with at least a live room a drum room and a vox booth.
2) Once i have a floor plan what is the best way to draw up a plan for electrics?
