ITS FINALLY TIME TO BUILD THIS STUDIO...I THINK ;) LOL

Ok,,,here is the scoop. As I stated before in previous posts, I want to build a 32ft X 18ft addition onto my house that I can use as a Recording Studio / Band Practice Room. My wife said go for it, but that it has to be able to be easily converted to a family room if I either get tied of recording (wont happen) or I move out into a seperate building at another location. So with that in mind, I MUST design this thing almost as conventional room(s) and make due best I can for it to serve as a recording environment. I know the corners will be bad, but angled walls will take up space and also if/when its converted to family room, it will be a little weird wont it?? (If there is a suggestion on slanting any of the walls and making it work without being that noticed, I am all open for suggestions). Right now I am currently in my brothers basement (www.the911studio.com), and I want to get moved out ASAP and have all the toys here at my own home where they are much closer, and readily accessible. (plus I think I am driving him crazy always being there now) Anyway, the bank just approved the loan for this project,,,,,and The Borough I live in, is in the process of approving and giving me the Zoning Permit (they said will be approved by next Wednesday) and then the building inspectors, who already looked over my drawings and met with me for about 2 hours, said the drwaings look fine, and will probably approve them without a problem. (I have like in inch thick of drawings for this project) The inspections I will need then will be: Footers trench (36: deep min) Footer Foundation (6" deep of 3000lb Concrete, then 4 courses of 8" block as footers) Framing and Insulation requirements Plumbing Electrical (which can be inspected by anyone licensed for approval) Thats about it. Before I get into this, I am asking you guys for any last minute advice and or changes/suggestions, so I can get the very best of Studio out of this project with what I have to work with. I am willing to slow down the progress of the project if it needs to be, to be done right. I will have to pay for the footers to be dug, and concrete pad, the HVAC system, but the rest of the building will be pretty much done for free by some builders who are friends of mine. I have a budget of $20,000.00 to work with, which I believe should get it done based on my plans and all the free labor. Again, it only going to be a "Home" Studio. Nothing obviously "World Class". :lol: Here is the summary: (help me wherever possible please with any suggestions) :wink: The Studio will be 32Ft x 18Ft and the roof peak is 18Ft high. It will be basically 3 rooms: 1- A Tracking room (17ft deep X 16ft wide w/ 15 ft high ceiling) 2- A Control room (13ft deep X 18ft wide w/ 8 ft ceiling) 3- Mixdown Loft - will be a 2nd floor loft area ( 13ft X 18ft w/ 7 1/2 ft ceiling) where I will have a computer and monitors set up to do Pro Tools mixdowns ect. There will also be a double window looking down into the tracking room. The addition roofline will run the same roof line as the existing garage which it will be built off of. The exterior will be 2 layers of 7/16" OSB sheeting. (for the outside "mass") The exterior walls will be FRAMED ONLY for the doors and windows, but they will not be installed until a family room conversion happens. (Althought I will need one door put in on exterior wall, due to codes for a 2nd egress. I figure when they leave and approve everything, then I will close that opening up and seal it from the inside.) :lol: (keepign it still usable, but closed up) The roof will be 1/2" plywood, then papered and shingled to match house. The tracking room (16ft X 17ft) will be built as a "room within a room" construction, totally uncoupled (except the floor) from the rest of the building, for sound isolation. There will be a 5" air space between walls (for a total of 12" air gap when 2x4 framing is included) The exterior wall will be insulated with unfaced insulation in the 2x4 framing. (possibly 2x6 framing to get the insulation R factor rating required) Then the whole addition will be wrapped in house wrap. The final exterior will be vinyl siding to match the house (at the wife's request) :oops: (Hey, if I keep her happy, then life is good and she dosent complain when I buy more toys...lol) I will use 2 layers of 5/8" Drywall on the interior tracking room walls and Green Glue them together as recommended, and making sure no seams line up. (for the inside "mass") The Control room and Loft will only be 1 layer 5/8 drywall. I dont expect to have sound that "loud" in those rooms. And the Tracking room will already be isolated completely from the rest of the building. The roof will be both Stick built (2X10's over Loft area) and then the use of scissor type trusses over the tracking area. Floor will be a 5" concrete pad. There will be 2" insulation under the whole pad (per code). The floors will NOT be floated or isolated. The finish will either be acid staind when done and throw rugs, or carpeted or wood laminent. (not sure yet). All doors will be 36" and solid core doors and sealed. HVAC (still open for suggestions) will be a Mini Split Heat Pump (I live in PA where they are 'ok" to use, but need a heat back up). This will be a mini split system with built in electric back up. The unit will be located both outside and in the attic of my existing garage, then fiberboard ducts ran into the Studio areas. (returns as well) Also we will be running a duct system for fresh air exchange. There will be a small bathroom in the control room along the back wall (behind the steps going to the loft) I have much more written on paper, but maybe this is enough to get started with suggestions and or corrections. again I also have neighbors on the one side who are only 20ft away. ALL the walls on that side of the building are double walled. (even in control room). Here are some pics of what I am planning. PLEASE FOR THOSE EXPERIENCED ON HERE IN DESIGNING STUDIOS, IF YOU SEE SOMETHING THAT NEEDS CHANGED,,,,PLEASE TELL ME. ;) I am in no way a builder or Studio Designer. My ideas and concepts all pretty much came from reading on here and other sources about building studios. I am obviously anxious to get started. I had discussed this on here for awhile now. And yes, I even bought Rods book and read it :lol: (which is a great book by the way) but I just want to make sure I have my ducks in a row with what I have to work with and my restrictions. I wanted to break ground within the next coupel weeks, but now the contractor friends I have all say for me to chill out, slow down and just wait till winter passes and start this in the Spring.
