Should I take this future studio space or keep looking.

I'm looking at moving into a new commercial space to hold my studio. My current space is pretty small (although previously constructed as somewhat of a "studio") and it doesn't have a bathroom, so we currently have to go to the businesses in the area. My recording needs: I work with typical rock bands. I occasionally record drums in my own studio, although if it's anything important I go to a great drum room. I do need a room that I can track guitars, vocals, bass etc, so a reasonably small live room is necessary. (the one I have now is TINY) In my current studio for demo/song writing purposes I sometimes track full band setups, but again it doesn't need to sound great for that. I found a location and I need to decide if I'll take it in the next day or two. It's located in a strip mall, and uses the back 3/4 of one of the buildings. The walls are all drywall/plaster and feel very solid. I am told by the landlord that sound is absolutely not a problem---there have been recording people there before. One side is a laundramat and the other is a kitchen of a restaurant. The space is all one big open room, so obviously I will need to build some walls etc to seperate the space into a control and live rooms. The room is 40 ft, by 13.5 ft and it has 11 foot ceilings. The floor is carpet right now but I would probably tear that out and put in a cheap fake wood floor. The little box in the upper right is the bathroom. I don't have the measurements for it but it's about 6' x 4' My budget is limited depending on the outcome. If I could get this done for $1000(US) (not including the wood floor) that would be great. If it's required I could probably spend up to $3000+. I''ve been told I can build whatever I want. I would plan on being there for maybe a year, but if the spot is working for me I could stay much longer. Spending $1000 to get it ready and keeping it for a year would be fine with me. as for hvac towards the bottom of the picture, away from the bathroom, there is a swamp cooler from the roof. On the opposite wall next to the bathroom there is a small window that I could put a window a/c unit. (my live room right now has no a/c, it gets hot but my clients can deal with it if needed) The Door at the top is my entrance. The door at the bottom leads to the store in the front. It doesn't NEED to be accessible (I could seal it off) but if there's a way to shape the room and still allow access that would be easier on them. I think I can do a large amount of the work myself (help from some friends and clients) About 4 years ago I built a rehearsal studio from the ground up using advice from john and others on homerecording.com. It was a full room within a room/floated floor, resilient channeling etc. So I'm fairly confident I can handle it. This place is well within my price range, it's in north hollywood which is where many studio are located and it's the best option I've found so far. My main question is: will the dimensions work and with some reasonable construction can I avoid major acoustical issues?

I'd say the 13.5 dimension is too narrow. cheers john
