studio layout help please

First of all, thanks for all the great info in this site. I have bought a townhouse with a decent sized basement that I would like to make my studio. My goals for the studio are A)accurate mixing B) doing overdubs - vocals, guitars, etc. C) as a distant third, to be able to record drums. As far as volumes go, I'd like to have general mixing levels around 90db, and guitar overdubs, probably a bit louder. So, the room is 3/4 underground with 2 of the four walls going into dirt. The other two (north & west walls) do have neighbors. The walls are concrete up to the ceiling and then the walls are framed from there. I will be taking off the wall siding to leave the framing and insulation bare and build off of that. For budget, I've got around $3,000-4,000. I don't have any experience with sketch-up so this my attempt. The stairs down are my only way in. I've got to keep the entrances to the furnace and laundry room open. The blue line down the center is a support beam that comes 8" down from the ceiling and the squares with-in the blue line are support beams that go down to the floor. So any help with the layout and design would be really appreciated, thanks alot Andy

Hey thanks again John, it looks like I'm going to be able to build the room to your design. I'm just wondering what the measurements would be for the three internal walls. As well, should I build the celing in the control room on a slant to make room for the support beem as well as for better sound? thanks Andy
here you go Andy - I'd probably drop a false ceiling from the bottom of the beam across to the front wall of the control room and fill it up with insulation. cheers john
