Help Needed For Small Room In Austin With It All!!

After living in Manhattan for the past few years we are now building a house in the very musical hamlet of Austin Texas. I will still be commuting to and from new York every month but need a decent mixing/ overdub room to work in while I'm in Austin. As time progresses I can see myself spending less and less time in NYC so I want to make sure the room is basically a comfortable and workable space. However cost is certainly an issue and I am taking the approach to have the builders do it as best they can then upgrade the acoustics as needed. I wont be working loud late at night, and any drum tracking is usually done at a friends studio. There are neighbours on either side of the house. I don't need total isolation but think it might be a good idea if none of them knew there was a studio in there. So I've spent the last month reading EVERYTHING i can get my hands on about studio design. I think i'm on the right track but would really appreciate some help here. The architect just sent these plans and is waiting on me to give him any changes. i've attached a .pdf of the house plans because my efforts at sketchup were laughable!
