Please help with warehouse studio project

I'm in the process of drawing up plans for a new studio in the North of England. I had previously planned on a different location until I found this place. It is basically in the cellar of a warehouse so has coved ceilings which will be great for live rooms etc - nice natural reverb. Obviously the main studio and control room will be acoustically treated. Here is a copy of the plan - I have drawn in extra lines ontop of the picture of the plan:

What I am basically looking for is an entrance in the bottom left area, control room, one big live room capable of fitting a band in comfortably. A 2nd room which will be a kind of stone room for drums etc. Also a vocal booth and maybe an iso booth too. A nice big control room would be handy. The black dots represent posts which are 20cm in diameter that I can't remove. I have to submit my plans to the developer in the new year so need to get cracking with ideas (probably the worst time of year too!!).
