I am in the process of finalising a lease on a small industrial unit - 700 square feet - approximately 20 x 35 feet. The unit is about 30 feet high. My plan is to have the unit as a single studio.
A few considerations/points:
a) We have to take into account noise - these are industrial units but the owners have put a clause in saying they should not be able to hear unnecessary noise out of the unit. Also we don't want too much noise to bleed in either! The units have brick walls up to about 20 feet - top 10 feet is simply corrugated metal between the units so some kind of false ceiling will need to be built.
b) I would like to have one big live room, rather than smaller rooms, but would maybe consider a smaller vocal room/iso booth.
c) The basic idea I have had is to put a dividing wall across which would divide the room into two halves - one being 20x20 as live room, one 15x20 as control room/lounge area. I will put a basic plan of this up on here later if it helps. The unit has an entrance door in the middle of the 20 foot wall and opposite there is an exit on one side of the wall which leads to toilets etc at the back.
d) Budget..... Probably about £4000 to fit out the studio in terms of building materials. The equipment will be extra. I'm probably going to get an Argossy console and Tascam DM24 desk.
e) Location is North west England.

With 30' high ceilings, I'd imagine you could do two levels each 12 feel high and 6 feet of mass between them for isolation. Maybe I'm thinking too much though. I kind of think your control room could be a bit bigger, but that's just because I like space. I hate being cramped up in small places.

Regarding the bathrooms - the door on the left of the plan leads to toilets which are shared with the next industrial unit The unit is big enough to have two storeys but I don't really have that kind of cash to install a floor about it yet - the building quote for installing an extra floor was massive. :( I will look at making the control room bigger though :)Where's the bathroom?
