Small room, mainly for recording vocals and guitar..

Hi all, I have a room (bricks) that's only 12'x10' and I need a "studio" to record vocals and guitar. I'm not doing much of mixing, but I absolutely need a booth to sing and put a loud guitar amp in. I've been drawing for weeks, but can't come up with something that I'm satisfied with. I basically need a room that's good enough to do an occassional mix and a vocal booth... anyone? It would be a waste not to put my Spendor SA300's to use, so some basic room treatment would be nice.....
