studio plan suggestion?

I have a space 30 ft x 18 feet rectangle room .the walls are drywall with 12 ft metal cieling and plank wood floor. it has a wallmount air conditioner on one 18 foot end and entrance door is on the other 18 ft end on one corner. my plan is to build a 15ft by 13ft control with pitch cieling and 15ft by 18ft live room with pitch cieling my buget is $5000 (usd) for building material cost . Can it be done ?

You're in the right direction but I doubt you'll do it for 5K - that's $9/sqft :eek: cheers john
