if I was buying a space for a studio... and i just wanted a control room and the vocal or instrumental area.... what would be the sufficient dimesions for that particlur studio....I'm on a tight budget so I'm looking for the smallest possible, yet still efficient studio....If i could even make it small enough to fit into my house that would be great

Your question is way too vague.
To give a couple of ideas, the NARAS 5.1 paper suggests a 3500 ft^3 room with 11 ft ceilings, so about 300 sq. ft. Old BBC docs recommned 1500 ft^3 MINIMUM for vocal booths. You can can get by with less, depending on your wants, what you are williong to compromise on.
