I was hoping you people in the know could advise me.
I have recently just moved to the west of Ireland and bought a house. It’s always been my dream of having a studio that was not a spare bedroom.
Part of the reason I bought this house was because it has a potential detached studio building.
Basically the previous owner had started to build a garage/workshop but it was never completed.
As it stands in it’s existing state we have a good foundation with one single story row of block work covering a size of 26 by 18 foot (8x5.5 meters ish). There is one window hole, one doorway hole and what looks to me to be a hole for the size of a garage door – all with lintels and block work above the holes.
On the inside of the block work there is timber stud work with a 3 inch gap between the timber and the block work. The timber is also attached to the block work via wall ties.
Unfortunately this is as far as the construction has gone and all the timber works has been exposed to the Irish weather for a couple of years I believe. The wood is quite damp but I don’t think it is beyond saving assuming it dried out and was treated.
Now, my situation is I have a budget of around $10000. This is to cover everything: building, materials, floors, soundproofing, heating, electrics etc.
I had planed to remove all the timber stud work and build another layer of block work on the inside to make the building more compliant with modern methods but this would cost me quite considerable in material, time and labor and I was wondering if a single row of block work would be acceptable?
I was Intending to use 2 or 3 layers of plasterboard on the inside (attached to the studs) and fill the studs with masses of insulation/soundproofing.
My other concern is studio layout. I had planned to use 10 foot of the 26 foot length for the control room leaving me with a reasonable size live room. The control room would then be 10 x 18 foot.
I have drawn up a couple of graphics to give you an idea of the layout though this is not to scale.
The first is my idea for using the space the second is the layout as it is now.
Assuming I can go ahead with the single row of blockwork I can get someone in to build the roof.
The studio will be used mainly for recording acoustic instruments though I will have a drum kit set up and the occasional electric guitar workout might happen. As the building is detached and my nearest neighbor is around 50 foot away I don't see keeping sound in or out as too much of a problem though I would like to have the best isolation as possible. I am more concerned about damp and heat loss as it never stops raining here.
With regards the doors and windows. Where the gap is for the garage door I was intending to use a patio sliding glass door or possible two of them. I would block up the other doorway so the only entrance would be the sliding door(s) into the live room. I would keep the window in the control room and have a door between the live room and control room + a control room window.
The control room layout is also tricky. I may have to use one end of it (the window end) as my office. I say office but I just mean my internet PC/desk etc. The rest of the control room is dedicated to music. I mainly want to improve monitoring for mixing accurately.
I would hope to have a couple of visual monitors in front of the control room window for using pro tools. To the side I would have an area for midi keyboard/rack etc. The mixing desk could be to the side of visual monitors against the wall near the door.
Best way to use this space?

Here is my idea for what I would like in my control room. I have not done any correct angles/absorbers/ etc, this is just what I need in terms of a rough layout. The size is 10 by 18 foot.
Toerag - as you are starting from scratch basically I'd try to avoid the square room approach.
