How is this!!!

Hi guys, well after seeing all the posts you guys have been doing I decided that I can design my studio as well, I must say I have a new found respect for you all... this is not easy to do! My location is in a a small portion of a warehouse just shy of 3000 square feet and has a main entrance and a load in entrance. Neighbours (offices) above me and to the north will be an artists studio and eventually to the east will be a cafe. To the west is a small parking lot (leads to the load in entrance) and to the south a loud street (and I mean loud). The exterior walls are brick but I can hear when big trucks go by... Here is the drawing of the warehous as it is, the crosses are where pillars are (some can be taken down) and the crosses with coloured squares are support pillars therefor have to stay.

Now the idea is to have 4 rehearsal rooms and a minimum of 3 control rooms (trying for 4) with a drum room and 2 booths. Lounge area and office as well. Control Room a has to be 16.83 ft long, 13.58 feet wide and I am hopping for 10 feet high. Control Room b I am hopping for 12.83 feet Long, 10.58 ft wide and hopping for 10 feet high. The rest I will try to sqeeze in as best I can. How does this look so far? Any suggestions!!! Thanks! Denis Normandeau

Oh almost forgot... the floor in the warehouse is concrete... I beleive 8 inches and under that is 3 foot cavity of air and then soil. Not sure if this is good or bad? Maybe a big bass trap??? Thanks guys!!!
