Small, on-site studio

I'm new here and I'd like to have an on-site studio by next Winter. I'll be a college freshman working his way through school so money is an issue. Loans can get me the equipment, but I will only be able to lease so much space. From what I've seen, it looks like I'll only have 3-400 sq feet to work with. I know that's not much at all, so here's what I have so far

Single lines are windows, double lines are doors. The door in the bottom right is the main entrance. Let me know what you think, and if possible a ballpark figure of what the construction materials would cost. Thank you.
Put some dimensions up with this drawing :) and these of course are just the basic rooms before acustical treaments go in??
Well I've made double walls in various places, but for the most part that is before acoustic treatment. As for the dimensions, I don't know where I'm renting from yet but in order to stay in my price range, the entire thing has to be about 18x18 - 20x20. I don't really know what the dimensions of a typical control room or ISO booth are. The remaining room is intended to fit a full band as well as a sofa, some chairs, a storage cabinet, etc. I was hoping someone on here could draw me up some more detailed plans. In other words, at this point I have no idea what I'm doing.
Next Q is this space already divided as I see and could you mark up your diagram with actual dimensions of these rooms if they are already built as we see in this layout
