I think I'm better utilising the space :idea: but I'm having problems getting more space for the drums. ISO 2 not sure

Well if ISO 2 is not a necessity, swap places between the drum room and the control room. Even if you do want it, swap places and locate the ISO room towards the bottom of your layout and shrink it a little bit. :)

Ok, Mayeb I was confusing. What I am saying is Place the CR where you live rooms are and vice versa. Just a simple placement swap.
in other words.. something like this plan....
Of course you will have to modify to accomodate your rest room. But the location of the Control room was my point.
I adapted your layout to my constraints and this is the result. Looks OK to me.
What do you think?

That east door leads to where?
If it is a non ciritical door, enlarge your live room and incorporate that entry with a double door system (with locks of course, hate to be interrupted during a tracking session.)

Yes the east door is critical, it goes outside. I changed it's placement.
Construction of this two story addition to my house starts in two weeks. The studio is taking the ground level. I have the luxury of starting from scratch. But I do need that door and the bathroom must be placed in that corner.
How doe this look?
Much Better use of space. I think you will like your drum sound and the drummer will like the comfort. LOL

Yes it is a window on the north wall and also two on the west wall.
I've been reading about live rooms treated LEDE ( live end dead end ), would this be a good option for the live room?
Actually for your Live room I would absorn the east wall, south wall and your ceiling..
And leave the west and north wall untreated?

No sorry i meant absorbtion on the those walls while leaving everything else as you already had in the previous layout.
