Building new VO studio in new home

Hello everyone, looks like we are finally moving into a new home and I have 2 room options for building my voiceover studio in and I would like some opinions. My studio is mainly used for voiceover work, and some radio production. So I plan to have a small production area and a separate iso-booth for the VO stuff. The house is a 3 level, its actually a bi-level and they added more rooms above the garage, so the basement is only halfway underground. First option is a bedroom in the lowest level, the room is 9'9" x 8'7" with a very small, non-walkin closet. (This is the one my wife thinks I should use) 2nd option (the one I want!) is in the of the rooms above the garage. This room is 19'8' x 10'8" with hardwood floors.
