If you choose to read this, I thank you in advance, I will try to be thorough yet efficient with my words.
**I have been given an opportunity (capital) to pursue plans for a 10,000 SqFt Rehearsal/Recording/Video Production Facility.
Budget: “Whatever it takes to get it done” -Investor :shock:
The investor will purchase the Building and will in turn fund the build inside of it.
**Tentative Goal and talking points: **
-Independent Building—Current Research suggests it will cost in the neighborhood of 1.5-2 Million for the building.
-Ceilings will not be any lower than ~18Ft -20Ft
-New/independent slabs for each Division? (audio, video, recording).
-The one thing I will say is that I will want to go as far as possible with ideal wall construction for every division so that there is minimal transfer throughout the whole building.
With that said:
-8 Rehearsal Rooms- (4) @ 450 Sqft Each and (4) @ 300 SqFt each.
Slight angle on walls, Sloped Ceiling, even though they are run of the mill garage band rehearsal rooms
I would love to have the rooms be well isolated. I would also like the acoustics be very "controlled" but NOT Dead like most Carpet walled rehearsal rooms I've been in...
-Recording Studio ~1300-1800 SqFt Total, With: Control Room, Large Live Room, Small Live Room and maybe an Iso Booth but ehh... just gimmie some gobo's? I enjoy tracking as much as possible live, as do most of my clients.
(Considering: Control Room and Just one Large Room with one iso booth...?)
Video/Large Rehearsal:
Room 1 - 1500 SqFt U-Shaped Cyc, retractable Truss, Lighting…Separate Production "Control Room".
Room 2 - 1500 SqFt Audio Rehearsal (for touring bands, but can double as an “anything room” (If it seems worth it, still debating) Would plan to connect this to the studio or have a portable rig for the option to record large ensembles, orchestra’s, big bands, choirs etc.
-Electrical + Electrician:
- Both the audio and video Stages would have ~600amp, 3 Phase dedicated power.
-Recording Studio and -Rehearsal would have separate panels... (Still Needs a bit of research) and Consultation with an electrician to go over wants and needs etc.
HVAC: Fully External AC for Recording Studio and Video Room.
For the Rehearsal Rooms, units most likely on the roof away from studio but still independently isolated from the building (isolation pads etc.).
Actual Design/Blue Prints: I would like to have a large hand in the design and facilitation of the build because it is clearly something I love as I am on this forum, but I want to make sure there is no question, and everything is done well and good. So some sort of consultation with a professional in this field.
There you have it, my tentative evaluation of the situation. I need to ball park this first in a Plus or Minus $100,000 range. (I know I know, but he wants a gross estimate).
I have seen a similar build to the one planned that had: 8 rehearsal rooms with an 800 sqft recording studio –attached- with 2 small offices, the cost for that was ~$500,000, the designs were done by a reputable designer Studio Bau:ton, Electric, HVAC, Rec Studio was built well, the rehearsal rooms have decent Isolation, well built facility. --BUT since I would like to add the 1500 SqFt U-Cyc (Or L) for video production as well as a possible 1500-2000 SqFt rehearsal room. Which I have ball parked this at approx. $250,000. So for the size rooms of the things I'm interested, my own estimate is somewhere in the neighborhood of $800,000 to build and another $300,000 to equip for a total build/equip cost of 1.1 million +1.5 million for the building... Total Cost ~2.6 Million?
I have been reading this forum for 4+ years unofficially and a couple officially, so I bring these questions here because I would love to share the build and receive any input and wisdom from The People on this forum who have been such a wealth of knowledge for myself and so many others.
It only seems right to dedicate this build –or at least a door or something- to the humans that occupy this forum.
:blah: Brief Backstory if interested :blah: ; I worked in a rehearsal Studio for 3 of my early years while interning and schooling (17-20), and a staff engineer in a commercial studio for 5 years (20-25) , I then ran that same room for 3 years (25-28). 2 years ago the room imploded due to building owners mismanagement, so For the last 2 years I have turned to mostly freelance work for different clients in different studios in the area which is never awesome. I came upon a rather well off individual with a passion for music that is on par with my own. The Investor is not an engineer nor is he necessarily a player, he wants me to run the facility, hire staffing etc.
I will Be Sketchup-ing for the next few days so I will be back with some thoughts for the layout shortly.

Your numbers seem about right to me: General ball-park you can figure on about US$ 100 per square foot for a typical studio like yours these days, give or take maybe 20%, depending on where it is located, how much isolation you need, condition of the existing building (if any), and other specifics for each case. Don't forget to allow for the usual "hidden" costs, structural engineering, architect, HVAC, electrical, sewerage (if applicable), permits, insurance, rubble removal, landscaping, and all the others: each one isn't a lot, in terms of percentage of the entire project, but together they can add up.
Considering the size of this project, I'd suggest that you might want to contact John directly, and talk to him about a quote for doing the actual acoustic design for the project, since he has a lot of experience in that area. What you spend on his fees you can save many times over on not wasting materials, time and mistakes along the way.
When you say "video production", what exactly are you envisioning there? That term covers a broad range of possibilities, and that part of the project is right up my street: I've been involved in designing and building video facilities for many years, so if you can explain what you need there more completely, I might be able to help you there specifically, as well as in the rest of the project.
It sounds like a fantastic project, by the way!
