DESIGNING A STUDIO IN A COMMERCIAL OFFICE BUILDING 90M2

HY THERE, GREETINGS. THE HARD BALL: WE ARE ABOUT TO BUILD A RECORDING STUDIO ON THE 9TH FLOOR OF A COMMERCIAL OFFICE BUILDING. THE SPACE: 90 SQUARE METERS (90M2) OR (969 sq.ft) IN A LONG RECTANGULAR AREA. OPEN YOUR MINDS, THROW ALL YOUR IDEAS, THEY'RE WELCOME. THANK YOU
What is your business plan? I know we don't talk about business plans here much, but I am pretty certain that you aren't renting all this commercial space in a high rise building for the hobby value. So who are your customers, what are they producing there, How long will they take to do it, what are they likely to be willing to pay for it. and how many simultaneous customer projects do you need to be able to handle? If you go to a professional without those questions answered a responsible professional will first make sure that you have answers to them. Or to draw back to my days in architectural college. The customer's business (or in the case of homes, personal) needs drives the program. Then the program and the space drives the design. A smart professional won't allow this be an informal understanding either. The program will be an contract document that the customer signs off on before the designer even begins designing.
Somebody had to say it. :) And to add, what are the dim;s of your space. HxLxW (I know you said 90m2) And what Ideas do you have. Thi is not a forum to get someone to design your studio, but to see what you have in mind and help you expand it. Otherwise you can always Pay John for his design and construction services. :D OK OK, I APOLOGIZE FOR NOT BEEN CLEAR. FIRST, I DON'T WANT NEITHER JOHN NOR ANYBODY TO DESIGN OUR STUDIO FOR US (EVEN WE ARE ALWAYS LEARNING FROM THIS SITE), THIS IS IN FACT OUR FIFTH STUDIO WE HAVE BUILT IN 25 YEARS. WE HAVE OTHER COMMERCIAL FACILITIES FOR COMMERCIAL RECORDING THAT HAVE WON GRAMMYS IN THE PAST. THIS PROJECT IS CLEARLY NOT COMMERCIAL. IT WILL WORK MORE AS A TINK TANK FOR MUSICIAN. BUILT BY AND FOR CREATIVE SOUND ISSUES. AND IN ORDER TO LET THE "VIBES" FLOW, WE NEEDED TO BE AWAY FROM THE HOUSE ENVIROMENT, NOT TO ANNOY OR TO BE ANNOYED (YOU KNOW NIGHBORS, THATS WHY WE HAVE THIS FORUMS). THE ONLY WAY WE FOUND COST EFFECTIVE (WHICH IS NOT AN ISSUE HERE), IS TO GO TO AN OFFICE BUILDING. (WE, AS MANY MUSICIANS, ARE NIGHT CREARURES) AND THE OFFICE SPACES ARE EMPTY IN THE NIGHT. (SO LONG LIVE ROCK'N ROLL). WE'LL START PLANNING AS SOON AS WE CLOSE THE DEAL ON THE OFFICE SPACE. AND IF SO, WE'LL START PLACING OUR DIAGRAMS, PHOTOS IN JOHN'S SITE, AS WELL AS KEEP THIS FORUM OPEN FOR DISCUSSION. WE WELCOME AL CRITICS, AS LONG AS THEY HAVE FUNDAMENTS. AH! THE SPACE: 6 METER WIDE, 14 METER IN LENGTH, 3 METER IN HIGH. IT'S AN OFFICE BUILDING, DRYWALLS, MINERAL WOOL, (NO FIBERGLASS), NEOPRENE LAYERS ON FLOORS, SEVERAL WALL-AIR CAMERAS-WOOL-WALL-AIR-ETC. What I read between the lines here would call for a space with maximum flexibility in layout and instrumentation. In other words one control room and one large space and using gobos if you need more isolation between the specific instruments that you are using for an evening. I know that you most likely are not looking for somebody to question your basic assumptions but I would have sought out a strip warehouse building rather than a high-rise office building. Cheaper rents per foot and higher ceilings. Also less hassle moving instruments and such in and out.
:D WE'RE STILL WORKING ON SEVERAL DETAILS, (THE RENT CONTRACT), ONE OF THE ISSUES WHY WE'RE LOOKING FOR AN OFFICE SPACE AGAINST AN INDUSTRIAL AREA IS MAINLY SAFETY. IF YOU KNOW MEXICO, INDUSTRIAL AREAS (WHERE YOU CAN FIND HIGH SEALINGS ARE NOT SPECIALLY SAFE (FOR YOURSELF AND YOUR EQUIPMENT), AND ALSO DUE TO THE NATURE THAT MUSICIAN WILL COME TO NETWORK ON DIFFERENT PROJECTS, THE MOST SUITABLE PLACE IS BEEN CENTRIC, SAFE, AND EASY TO GET TO THE PLACE IN THIS HUMONGUS CITY IS AN OFFICE BUILDING. (YES, TAKING EQUIPMENT UP AND DOWN AN ELEVATOR MIGHT BE A HASSLE, BUT THOSE MOVEMENTS, I HOPE, WILL BE MINIMAL), MEANWHILE, WE ARE WORKING ON THE PLANNING OF THE SPACE. THANKS
