What would you do with this space?

There is a space that I am considering leasing in north east Oklahoma. It has a roughly 32' by 46' overall footprint, located on the end of a small commercial strip with some other small businesses. The one shared wall, to the right of the front entrance is a dance studio (actually the one my daughter attends) I was told was metal studs with sheetrock, and a "firewall" between the two spaces. Bathroom and furnace/HVAC on the back wall of the space, and the telco/IT stuff comes into the building on the back left corner by the back exit. Current ceiling is a standard drop ceiling with fluorescent lighting and HVAC located above. The height of the drop ceiling is roughly 9'. Currently, it has three small offices with windows built into the space (see attached .jpg of the current floor plan) but none of those walls are structural and the owners would be willing to let them be torn down. The front of the space is graced with a giant plate glass window and glass door :roll: I was thinking about trying some variation of a corner control room, and then trying to fit in a live room and ISO booth. I need to keep the restroom and furnace where they are. The floor is concrete with standard industrial carpeting now. Interior dimensions are 31'x45' a little less than 1,400 sq. ft. My uses would be general music recording, and mixing and mastering for projects that I record off site (currently, live performances of symphonies and operas). Other than the ceiling height, I think it's large enough to build a quality space into. What do you guys think?
