Hi Everyone, I thought I'd post my idea for a studio complex up and try and get some feedback on build costs, spacial design and acoustic design. I am looking to build a series of programming rooms some with booths and some linked up to a live room. After 6 months of looking I have found a place that ticks too many of my boxes to be ignored so I'm very keen to investigate further into the potential venture. I'll start with some pictures so everyone can get an idea of the space. Then I'll talk about my design and budget and we can all have a laugh.
The site is a disused warehouse and is set over 2 floors. It has the benefit of parking and easy loading into what I intend to be the live space. It has areas that are already configured as kitchen space, toilets and relaxation space. I am planning to develop the ground floor area into 5 programming rooms and 1 live room utilising as much of the floor space as possible. Ceiling height in the main area is ~2.7m and in the storage area I intend to use as a live room ~3.8m. The raw space looks like this: I have quickly drawn up a layout that I think utilises the space well and preserves fire routes for all occupants: The problems I have identified so far are: i) The live room is disconnected from all the control rooms so line of sight is impossible without major redevleopment. ii) The live room is only separated from a residential property by the electrical intake room and 4m of open air. iii) The ceiling height in the main area is less than ideal at 2.7m (probably 2.4m in the areas where there are structural supports as seen in the pictures earlier). However I'm fairly certain this ground floor is built on a substantial concrete slab so floating the floor won't be necessary for the control rooms. I would like advice from the experts on the forum: a) as to how I can efficiently use the floor space to build 4 or 5 programming suites ideally with access to booths for a total floor space of between 200-450sqft per suite. b) the feasability of using the store room as a live room given the proximity to residential I realise it would probably be best to give access to the sketchup model so they can have a walk around for themselves so heres a download link for the 3.5mb model: https://skydrive.live.com/download?resid=9961EC923BFD8683!131&authkey=!AJfCwyLFImhJSZ8
I came up with another layout today. 1 extra booth created and building regs adhered to with regards to corridor widths - 1.2m minimum with passing places of 1.8m. The purple studio will probably get a small booth put in to one of the corners. Need to think about where the HVAC and wiring runs are going to go now. Any comments or ideas are welcome.
I decided it would be good to put the ceiling joists in as soon as possible as they will have a lot of influence on the symmetry of the room and placement of ducting for ventilation. The doors are in now too. I have also made some minor adjustments to the positioning of the rooms around these beams to aid symmetry and best use of the space.
