Basement small proyect studio in Cali, Colombia

I want to start by thanking all the forum members for the valuable information shared in this site. I've been reading and learning new things to the point I try spend every minute of my free time here. You guys are great! Overview: We've just finished diggin' our basement as far as the foundations allowed us to go. Height = 2.50 m from subfloor to untreated ceiling Ceiling: Concrete "beam & blocks" with concrete slab subfloor and polished granite on top of them Walls: 25 cm Double thickness brick with no cavity between both rows Subfloor: 8 cm solid concrete slab unfortunately poured "wall to wall" I would like to build a small project studio with at least a live room and a control room. It would be great to have some layout sugestions before our contractor starts raising gypsum walls that we will probably need to knock down to start again. It will be great too to use the live room as a rehearsal room for a blues rock band (guitar, bass, keyboard, drums and vocals) but we have a JamHub for this and an e-drum kit. Our neighbor house limits with our north wall (See "Top view" graphic below). In Colombia most of the houses are build side by side. In this case our limiting wall is the foundation itself and it is about 10 cm apart from our neighbour foundation wall wich is parallel to ours. The space within both walls is supposed to be empty but we're talking about 40 year construction and there's a good chance that some dirt got stuck there, at least at the bottom. West limit is no problem since there is more air, pipes and dirt behind that gypsum board and the front foundation wall of the house is about 4 m apart from that point. East limits with the airspace of our neighbour's backyard and it is about 2 m above his roof level (Our house was built on a hill). My available space is the scketch lined (upper half) and NO, I can't use or modify the adjacent rooms on the bottom of the "Top view" graphic (white ones). In case you're wandering. I am willing to spend from 6 to 8K for the construction and treatment so I guess I'll do most of the building myself. I hope that's enough info but please ask for any missing info and I'll update the post. Thanks in advance for your help and please excuse my english, it's not my first language. That sounds really nice. Should be great acoustically, as well.

With a long thin space like that, the obvious layout is simply to have the CR on one end, facing towards the LR on the other end, and perhaps with window or glass door in the wall between them.

That's very much on the low side, for a space that big, since you need fairly high isolation. The floor area seems to be about 64 m2, roughly, so that works out to barely US$ 100 per square meter. The HVAC system alone will eat a large chunk out of your budget, without even considering the isolation walls, or the treatment. I would suggest that you re-think the budget.
