Professional Studio Build - NEED HELP

Hey guys I'm looking for some advice here. I'm part of a touring rock band and have been engineering/producing for years in various studios including my own home studio but now want to build a brand new professional level studio to work out of. I have an existing building which is 40 x 60 and 30ft vaulted ceilings. I would like to have a large tracking room (big enough for a whole band to record/rehearse), a vocal booth, an iso room for guitar and bass cabs, and a big enough control room for a whole band to sit comfortably (on couches). Above the control room i would like to put a small loft type room with some beds for people to stay overnight. My budget for the build is about $100k not counting gear upgrades. I would like to save as much money as possible on the build and design while still remaining "A level" to have as much money left over for upgrading some gear. Do I need to just hire a professional studio designer or just do all the research i can to design it myself? If anyone on here can lend me any advice I would greatly appreciate it!
