Hi everyone! Good morning, afternoon or evening (this depends on where you're)!
Anyway... Let's begin...
In Buenos Aires, the government has created an audiovisual district with advantages for the companies (national or international). Of course those advantages involves tax exemptions for 15 years (national companies) and 10 years for international.
It's a vast area of the city where this district is located. I'm searching for a good place where I can put my recording studio. It can be an old house or even a warehouse.
I've read everthing on this forum about layouts and everything related to new studios but I just want and need help.
I've thought 2 floor plans...
1- A good and large live recording room, a couple of ISO booths and the control room (this can be done with 100 sq meters easily I think).
2- A medium to small tracking room, a couple of ISO booths and the control room (this can be done with more or less than 100 sq meters).
I have several properties with different sizes as well as if it's a warehouse or an old house.
So... What do you think it's better?
Perhaps it's sort of the same what I said... Give me some ideas that I'll try to put it on CAD or SketchUp.

I would say the choice of properties depends on what your goals are for recoding. If you expect to be recording large groups, well-know groups, or want versatility in being able to record genres that need a lot of "air" to sound good, then I'd go for the larger live room with very high ceilings. But if most of your recording is just small groups or individual musicians, or mostly electronic, then you'd probably be fine with a smaller live room.
I would also suggest that you look for places that have a concrete slab on the ground that you can use as the floor for your studio: Building on raised wooden floors, or even worse, on the second or higher floors of a building, is a problem. Building on concrete at ground level makes things a lot easier.
I'd also look for a neighborhood where there are no nearby sources of low frequency or loud noises, such as no railways, rivers, airport, roads, or heavy industry close by. And when I say "airport" that includes being under the approach or departure paths of Aeroparque or Ezeiza, as well as helipads. Also other occasionally noisy places, like hospitals, fire stations, police stations etc. (sirens).
Good transportation access, in a safe area, with good security, and reliable, clean electrical power and telecommunications lines would also be high on my list of priorities, knowing Bs.As. as I do! :)
To me, those would be just as important as the potential sizes of the rooms.

I made that map with a friend just for the geolocation sake as I put an address to check if a property is in or out.
Glad you know the city because that'll help in some way. You'll see that all that zone has warehouses, houses, etc.

Palermo! Good choice. :) A few of my customers from my previous job have post production facilities around there. Ever heard of Metrovisión? :)

It'll be a pleasure and yes, I've heard of Metrovision.
I hope I can post some news on this soon. If I start with this, I'll start posting pictures, floor plans and blueprints so you all can give me some ideas. :)
