New Studio Build CHICAGO, demolition begins.

Hello! Day 1: Demolition Well, I decided to begin my studio buildout. Unforeseen circumstances resulted in me being off work for the next month. Im not sure if im completely prepared for all of the details involved in building this out properly, but after countless hours of reading through the threads and going through Rods book over the past few years, I need to take this opportunity and begin. Im building a 2 room studio: Large mixing room & Tracking room divided by a hallway. The only room that I am concerned about sound isolation is the tracking room. I have no problems with sound isolation in the mixing room. I live on five acres and wont be bothering anybody. I do live about an acre away from a street, and can hear noises occasionally from large trucks passing by. Hence, im looking to isolate the tracking room. My room is very large, about 44'x21'. But there is one caveat: I have 6.7' ceilings!! I just finished removing the entire ceiling in the room and discovered I have over 14inches of space above in between the joists. Therefore, based on reccomendations by Stuart and others, im going to leave the beams exposed, and use the space to acoustically treat the entire ceiling in the mix room. (see pics below of 14inch joists) However, if I leave the ceiling exposed in the tracking room, I wont be able to isolate unwanted noise from the street. This is my biggest problem. Any thoughts???? Below is the design i decided to go with. Id love to hear some thoughts.

Inching along! So we have mostly finished HVAC. This is a dedicated HVAC unit for the studio. The entire duct lines for supply and return were insulated inside with 1inch insulation. Im only concerned with sound isolation in the tracking room. So far, the unit is pretty quiet, but i will still need to build a insulated box for the registers. We have also completed 90% of the rough framing. Im waiting on the glass and doors to completely finish the framing. We have begun part of the electric and will continue on this week Here are some pics... Double wall between Control Room and Tracking Room:
