Recording studio. Need dveces about rooms location.

Hello everybody)) My name is Tanya. I really want to build my own studio and I have opportunity to do it now. I'd like to have a studio for recording vocal, speech (and voice for video), small bands, solo instruments (for example, acoustic guitar), electro-acoustical instruments.. I have a room: L = 9.8m B = 5.5m H = 3.08m It a second floor of 5 floor brick building. My neighbours are "quiet" business offices. There are quiet street and small quiet offices near the studio-rooms. Studio environment isn't noisy. I'd like to have 3 rooms: tone room, mix room and small waiting room. I was wondering how I can locate rooms inside the space I have? Do you have any ideas? I've attached the studio plan. But it's only my opinion - how I see three rooms with a small hall inside the space I have.
