Hello! After months and months of research I have finally settled on a design. I want thank everyone who replied to my posts in the design section. The soffits are not measured for my HS80's just yet but the angles are correct.

Mass - Air - Mass two-leaf. You can see the damage that QuietSeal did to my caulk gun. First time I ever built a frame in my life.

its been a couple of days since I last posted but I got a lot done. Completely finished the demo 2nd Framing is done Drywall is up on the outer leaf Started caulking with acoustic seal...and wow...I wouldn't want to wish this on my worst enemy, I think I've been caulking for a total of 11 or so hours and still not done. Also a couple of things I learned for next time... 1. Put up your drywall on the outer leaf first, then start caulking and sealing before you build your second Frame. (Probably the reason its taking so long to seal the outer leaf, dancing between the staggered frames) 2. Always buy the heavy duty caulking gun... 3. Dont let your wife help you put up drywall..... I Want to post the pictures of what I've done but im to tired to do so at the moment, but I will post them tomorrow. --Cheers!!
Wow.....this should be a really great room for you when finished. So I'm a little confused.....the picture of the semi-finished space (the pic taken inside with the mic stand in view) was the existing space when you moved in, right? It looks like the top plates for your new walls are nailed into the drywall of the original ceiling. Im not an experienced builder, but isnt it best practice to isolate the ceiling with the rest of the room? It would be good to see more pics of your work. Im starting my own room in a room garage project and going for max isolation. All new walls and ceiling as well. Barring one wall with a 4" gap, ill have a 3" air gap everywhere......maybe doing resilient channel too. Good luck!
Another item I'd add to your list of caulking tips: Buy or rent a small compressor and a pneumatic caulking gun! Well worth the expense... - Stuart -

Yes

The Ceiling was already double 5/8 drywall'ed up. and I needed to cut cost somewhere, (cost of drywall lift rental, case of green glue extra drywall). I just had to squeeze up there and seal up everything, now I have to squeeze back up there and insulated it properly.

I will take pictures tonight and post them up for you, and focus on that 2" x 4" concrete lip. I ended up adding a 4" air gap on the wall that has the concrete lip. (2" lip then 2 extra inches after the lip). @Stuart I wish I would have known about that earlier LOL! Also since I a am a very green when it comes to building.... is this the order I do things? 1. Acoustic seal outer leaf from the inside 2. Putty the OUTSIDE of the outer leaf 3. Tape the OUTSIDE of the outer leaf 4. Putty again over the Tape on the OUTSIDE of the outer leaf.. then sand Since I am sealing the INSIDE of the outer leaf I don't have to seal the OUTSIDE? Right? 5. Seal up the INNER SIDE of the outer leaf 6. Putty over the seal the INNER Side of the outer leaf 7. Tape the Inner Side of the Outer Leaf 8. Putty again ...then sand? Thanks!
Sir, John clearly states in this post ( viewtopic.php?f=17&t=7572 ) Pictures should be no wider than 700 pixels. Please correct this error....please...my neck is killin' me!
Been a while since I updated (Vacation, 1 year old...) but I have finally finished sealing up everything.

Took a while to seal but worth it! For those that are building in an ATTACHED garage please beware of how the garage is attached to the house. It wasn't until I got in the Attic and discovered a bunch of holes that was only somewhat visible from the outside looking in. However I think I got it all patched up!
Also be aware of the shear that was removed when the interior sheetrock was taken out and not reintroduced with a banding system that helps to support the walls/framing from environmental impact.
