Pro-rehearsal rooms and studio layout/project

Hello everybody - what a great useful forum - thank you! :) I would like to share my project (before construction time). We have big cool place in industrial building (no problems with neighbors) - it is 270m2 4,1m high - 4th floor (but great strong industrial ceiling 800kg/m2) Plan is to have 3 rooms plus control room plus some relax cafe/bar place , stage, office. It will be place where musicians can practice in clean good rooms with record possibility and than relax with beer, meet other people and even play on some meetings concerts, workshops. Thats why we need good isolation between rooms (not because of neighbors). Rooms in project are 3,5m high (all dimension based on rooms modes) - rooms in rooms MAM- double plasterboard (2x1,25cm), wood construction firs wall 5x10cm slabs with 80cm ISOVER PT80 (80kg/m3) than 30cm(sometimes even more) air space and again second wall with isover and plasterboard. Outer rooms wall is higher (to the ceiling) 4,1m. Doors will be strong custom steel with sand inside (more than 100kg). Than we will do some basstraps and diffusion to have good sound inside. My project is in autocad - it can be little confusing - but it is really easy :) - look: green is wood, black is outer construction concrete wall, circles are columns building construction, yellow -isover, red plasterboard. Whole construction will sit on 1,5cm rubber on construction flor(not on floating floor). Floor - floating 10cm concrete slab on 10cm isover pt80 isolation - it is max weight here i think. All dimensions are in meters. I can do some zooms - and dimensions in feet/inches if You want. Will try also skethup basic project. How it is look for You? What You think about that project and isolation? What is weak point here? All opinions are welcome! I will do blog with details etc. - ive done my best and read a lot but now need opinion from outside:) best! nextaz

"My project is in autocad - it can be little confusing -" Naw, it's fine...but I would move the control room to the Room C Placement. Strategically, as a line-of-sight placement and best overall access to all the rooms AND to help reduce neck strain, it's gonna be the better place in your current configuration.
Thanks - thats true but CR is there because of window - this will be more mixing room than control room. I will work there daily so i need a little sun light and sometimes real fresh air there. I will record occasionally main room A - and maybe room C. Every room will have cctv video camera because of security reasons - so now i even think to not doing studio glass at all only install monitor with video connection to all rooms. nextaz
Seems you have it figured out, good luck. On the fourth floor of a concrete structure, you are asking a lot from pretty much everyone that gets involved. I have worked in these kinds of places, the wait for an elevator can take hours some times. And the material load is HUGE. So you must be a little more forth coming...how much money are you willing to placed in this project, what or rather how long do you think it might take and to what isolation level in reduction are you going up against from the exterior and do you require from the interior.
Oh yes it will be hardcore time:) -BIG industrial elevator is there next to our door - but You`re right - i will have consequently manage works/project and think about every step twice -budget for building rooms and isolation is about 15-20k $ (for now) but we have a lot of materials really cheap (good contacts etc) fe. real cheap wood ordered also man work is relatively cheap in my city. -isolation is important between rooms only (this is post-industrial area - no noise or noise sensitive neighbors :yahoo: ) - goal is to practice in 3 rooms in the same time and be able to easily talk/meets in relax area and work in CR- so max possible isolation here. I hope that will be STC65-70. - want to start in September - so we have something like 2-3 months to build this. What You think is it real? Right now im thinking about what wool will be good for isolation (in walls between slabs) - we have good deal on isover pt80 mineral wool 100mm 80kg/m3 but maybe something less dense is better /and cheaper/ for that application - and take this isover wool only for bass traps etc? Anyone from Europe has experience with any concrete type of wool (mainly we have isover and rockwool here but i know that isover is much better with processing)? I will meet with local acoustic specialist in next week to consult/optimize project and details - but every opinion is really valuable for me - thank You! nextaz below some first photos - our place its last floor on this highest building

looks like a nice big space. the flanking on the floor will be the biggest path for transfer between rooms assuming your walls and ceilings provide really good isolation.
the windows are going to be a big issue as well, possibly with the potential to create flanking that will be hard to overcome from the air borne sound/low frequency that balloons out.
hmm about windows - i dont understand what you mean - rooms dont have any windows (CR is only with window access look to layout). And - floor - yes i know it can be problem - thats why ive choosed concrete slab 10cm over the 10cm mineral wool (80kg/m3) - its middle weight solution from Philip Newell book. What You think it is good choice? Building floor can handle 800kg/m2. What You think about that wool density question? thanks n
I was referring to the existing windows in the existing building...
hello After 1st meeting with local acoustic architect we know that wee need to change couple things. We will use different wool between walls. This wool will be double lighter and cheaper (rockwool rockton 45-50kg/m3) - he also suggest that its much more efficient to invest that money to another one or even two plasterboard layers to have good isolation. Also we’ve realized that ventilation system and ducts will be MUCH more expensive. He suggest special ducts system called climaver (from isover group) - quiet and easy to build. the ac unit looks decent - like a concealed duct unit with the EVR and air exchange ready to go. on the duct board (climaver) just attention to detail on assembling it to avoid exposing internal insulation into the air way but for ducting purposes (assuming it's part of an isolation soffit or either in the room or external to it) should be fine.
