I'm outgrowing my current home studio space and considering the idea of moving to a commercial space. I'm looking for a space about 500-700 sq ft likely for a 2-room config: Control & Live room (maybe an iso booth too). I've been considering leasing some local warehouse space. Warehouse space is often open (like an airplane hangar), so I would need to build-out my space almost entirely from the ground up (I might be able to benefit from a couple of existing walls if I found a corner spot. I'm wondering if there are any sort of materials calculators online that could give me a 'ballpark' idea of what this size project may cost (in materials)? I know there are a million variables to consider, but I guess I'd like even just an approximate idea if I'm financially in the same galaxy as what I'm considering.

best bet - take the cost per unit area for a high end home, add 20% and multiple by your total unit area. for example, if your high end home per unit cost is $250/ft2, plus 20% = $300/ft2 x 700/ft2 = $210,000.00. if you are doing all the work yourself, and so you only have materials to cover, then consider cutting 30%. if this is a commercial facility where you need to consider a number of additional aspects, consider adding another 15% or so. as a ballpark estimate, this number could be off +/-50% easily and doesn't include any outfitting etc.

I'm looking at some potential space this week, so I guess that's my first step. Once I have somewhat specific dimensions & details, I'll know better what amount of work may be needed. To make this financially possible, I think it'll be imperative for me to find a space with, at the very least, the outer leaves in place. I was thinking of more like a $15k budget, padded up to maybe $20k (as I understand we'll always go over).
Anyhow, once I get closer I'll start a proper build thread with all of my details.
