New construction near Venice, Italy

Hi guys, this is my first (and very important) post, I will do my best to follow the guidelines as I already read all the stuff around here. I wrote from Italy and I am the co-owner of Flameout Studio (near Venice). We will move to a better location in august and we want to keep an history of all the construction process in order to achieve some critics and suggestions from you. The new studio will be located inside a warehouse, so there's only a main ground floor, made of concrete with heavy tiles on it (garage-style). We will construct the studio inside a part of this warehouse, We will rent the place and the owner of the place will pay for my external walls (he told us he will use plasterboard mounted on two different guidelines (for internal and external walls), with heavy rockwhool inside. As for the isolation, houses and neighbors are far from the warehouse except for one building that is on the other side of the street (40mt). So we don't need that much isolation I think, but for sure we would like to isolate the control room from the recording room as much as we can. I attach a little sketch, it represent the basic plan of the studio, shape and dimension were discussed with the owner of the place (who is a musician that usually rehearsal inside this warehouse). We will start the construction in July so I hope we will have a great plan for the interior design! I'll keep you updated!

Welcome! What type of external noise levels do you have? You might need to isolate against those. Overall the plan you show seems workable. What type of ceiling height do you have available.

Thank you for your reply! Inside of this warehouse there are two rehearsal rooms, they are isolated but not that much (better to say "Not Well done"), of course there's the possibility to isolate that rooms better but it's not my business because they are property of the warehouse's owner. So the maximum external noise possible is similar to a medium-volume radio, more or less. The ceiling height will be decided soon but will be around 3mt (10ft). as for the plan, from up to down the rooms are: 1- recording room 2- control room 3- relax and extra computer room Another important thing, when the main structure will be done we will decide if it's the case to put an iso/booth between the control and the recording room (like a passtrough box)
