First studio looking for assistance with design.

Hi everyone my name is Ewan Lindo i am a musician and engineer and producer, i have been following this forum very closely for some time now and there is a lot of things i have learned and now i feel confident enough to start my own project and before i speak with my architect i decided to actually make a post because id like to see what some of the great minds would do with the space i have available. i purchased a warehouse they had for sale in my area with the hopes of building a recording studio, i am looking to have a control room, iso booth, and live room. i hope to be able to record full bands and vocals for local bands and i assume it will pretty loud so i would like to take a route with as much soundproofing as possible. Location: Orlando, FL Nearby neighbors: i have two businesses on both sides of my warehouse. Budget:$20,000(can and probably will go up) Dimensions of Warehouse: Length-48ft,Width-26ft, Height-19ft( i will try to attach a pic of the layout) Room Details:The Warehouse is a total of 1250 Sqft, there is an office that is 10ftX10ft and then a bathroom that is 5ftX5ft. The warehouse has concrete floors and the only thing separating me from my neighbors is a steel framed wall with drywall on both sides and normal insulation you would find in a house. i am going to sound test the room this week just waiting for my Sound Level Meter Additional Details: there is an HVAC unit already included inside the warehouse and it works just fine as of now, i was hoping to be able to include it into the construction. this is all the information i have at the current moment i will be taking pictures this week as well to upload if i missed anything or you guys require any additional info please let me know and i will try to provide it asap

welcome! sounds like a decent place to start. are there any other doors in the building besides the office door? is the HVAC yours only? it sounds like your warehouse space is inside a larger building which shares walls with the other tenants?
yes there is only that one door and then there is also a roll up bay door im going to try to upload pictures asap. the roll up bay door is about 4 ft to right of the entrance door. and the HVAC unit is mines it came with the purchase, and you are correct the warehouse is inside a larger building that has tenants to my left and to my right. im waiting for them to send me the original plans of the warehouse and how wide the walls are between each tenant so i can provide some more detailed information along with the pictures.
i am trying to draw up some plans in SU but my creations are very horrid lol trying to increase my proficiency as quickly as possible so i can post some decent layouts and design plans and if any one has any plan ideas or needs any information to help out with ill be glad to provide any thing i can.
Ewan: Pictures, Pictures, Pictures! They're much better at this stage than a drawing. They don't have to be museum quality, just enough to get us an idea of what we have to work with. Also very important at this stage is how and WHEN you are going to use the studio. I have a "real" job during the day so I didn't have to worry about bothering anybody at night or on the weekends. ya i apologize len my camera is broken just ordered a nixon from best buy and im waiting for it but i will upload pics asap im still in the design phase but i will definently provide the information for everyone once i get my camera and get everything together.
