New studio empty space - feasibility study

Hi all, First post here. Looks like a great resource. I am planning a new studio build. We are moving into our new home in March and this property has an out-building with dimensions of 4m x 9m. My main question is do we think this is too small a space for a mid sized studio? I would like to split the space along the 9m wall to leave a live room of 4m x 6m and a control room of 4m x 3m (roughly - once I've got the exact measurements for the Allen and Heath GSR24!). Does this sound stupid? Any advice most welcome. If this space doesn't fit the bill then I'll be looking for another space away from the family home (which is a shame), but I want to get this right. you could split that space into two rooms. the GSR24 is only about 1.2M wide.

Hi Gulfo, Wow. Many thanks for such a swift and helpful response! You must be have Extra Sensory Perception as you've placed the door in your drawing almost exactly where it is in the building. Spooky, are you sure you haven't been to Surrey recently? Anyway, I really like the idea behind your drawing. The building at present is just a wooden shell (barn-like) garage. Do you have any idea of a ball park figure for the cost of this build (not including gear, just the build) - I guess a lot would depend on the materials used, but I just want to get an idea really as I've never attempted anything on this scale before. One reasonable means of estimating is to take your per square-unit cost of a high end home and add 10%. If you are doing all the labor then cut that number by 40%. So if you have a 2500€/m2 and will do all the work, then something like 55000€ would be a reasonable first cut.
