Looking for an expert in Houston

Hi, My group is trying to start an audio production company in Houston that will work on both broadcast and music projects out of one studio. We found some already built-out space for a sub-lease but had the rug yanked out from under us at the last minute. So I suppose we're back to square one, which is finding some space and building it out. My real problem is, not only do I not know very much about construction or design, I'm also not very suited to it -- ie, my brain doesn't work very well on seeing how things go together. I admire those whose brains do work that way, it's just not one of my strong suits. So we'd like to find someone who knows what they're doing who can advise us about such matters (including the feasibility of different spaces in Houston), help us put together a plan based on our build-out budget (hopefully not more than the $20k range), and complete the work with/for us. If ANYONE can either help themselves or point me in the direction of someone local who could help, it would be greatly appreciated. I understand 20k is not a huge build-out budget, but then again we're not trying to be a big, glitzy studio...we just want the ability to work on private projects in the radio, advertising, and music worlds at our own pace without breaking the bank up-front before we see what we can do. Down the road if we can establish ourselves, perhaps we'll move onto a bigger, flashier facility. Can anyone help? Is this the right forum or should I try the studio construction forum? All thoughts are appreciated, as is this site by me! Hopefully when I know more from having done this I'll be able to add something back.
one thought - calling some local studio owners and seeing if they can recommend someone to help with the design/construction. site selection is key and for your low budget, you might still look around and see if someone is moving out of an already working facility (out of business sale / retiring) and/or wants someone to buy in and run it while they move up...
