Design phase: Warehouse studio on moderate budget!

So I am new to posting here, but i have been reading a lot for almost a year on these forums. I have gained a pretty strong understanding of what it takes to build a "pro" studio, but the time has come for me to start the design phase, and I am realizing that it takes a lot of know how to pull it all together! Present Goals: -Figure out a reasonable design to fit within my budget, and get a rough estimate on cost of construction. -Figure out what village code/zoning restrictions i need to be worried about. -Figure out how much labor I can do myself without needing a private contractor. (I do have experience in construction and I have many friends with construction experience to help out) -And whatever might be brought to my attention with this post :wink: Budget: So right now I am looking at a potential budget of $50,000-$75,000 (usd). This will be provided by a financial investor. But this budget does have to include construction and studio equipment costs (i do have a studio now so some of the basic studio essentials are already taken care of. Computer, Daw, Interface, Microphones, etc.) Space: The space I have in mind is a 3200sqft warehouse (64ft X 50ft X 15ft). Tin roof/exterior walls. It has a 16ft X 24ft office/restroom area in one corner, and 3 Large (roughly 11ft X 14ft) bay doors. I am hoping to seal at least 2 of the doors, or at least sound proof them and make them semi-permanent. The warehouse is also currently zoned as C4 (Commercial Highway Dist.) Pictures Below Build-out: -Control Room -1 Machine Room (computers, HDD archives, etc.) -1 Vocal Iso -1 Larger Iso -1 Live Room -1 Lounge Area I was hoping to leave room for a workshop for equipment if possible but i don't wanna sacrifice a lot of space for this. welcome Matt! if you could trim your signature down a bit it will help improve overall site performance - text is usually best. on the design, it looks like a really nice space where building out a proper set of isolation structures should be pretty straight forward. on the budget side, in mosts cases a good rule of thumb is to take the average ft2 cost for a high quality home to determine what your construction costs may be. so if a high end home in your area is $250/ft2 then you're probably looking at $600K+ for a studio of around 2500ft2 and probably $25K-45K for a proper design. since you're looking to do most of design and the labor and manage the construction, you're probably looking mainly at materials costs which could be $350K+. then if you consider maybe going down the scale - lower isolation or smaller rooms, site built windows and doors, lots of sweat equity etc. you might be able to move this down to say $250K or so - again highly dependent on the finish expected. not trying to scare you off but it's better to consider the probable costs now rather than try to go back and ask for more money later. since this building is a thin metal structure, you should take some noise measurements to gauge how much isolation you really need and determine if you have any LF noise or vibrations coming in.
