Advice needed for splitting a room

I have a garage/basement that I want to use it for a project studio. I've attached the sketchup design of the actual building. I was thinking to split the front room (with the exterior doors) into three rooms: control room, iso/vocal booth and lounge. Which would be the best choice to split this room so I can obtain a good room ratio for control room? I can lower the ceiling if needed. I will also use the back room as "live room", using some video cameras and lcd displays as a replacement for the window that should be between control room and live room (impossible in this case).

I would recommend keeping the room size large & not splitting it up. Using a back room with video interface is a great idea, but I believe that you will find that as much recording will be done in the CR as mixing. Just use the back room for 'loud' stuff like recording drums and guitar amps. Cheers, John
