AVG. Cost of build out

Your about to get ripped off.
150 dollars a square foot is a low to moderate cost, and that depends on where in the world you live, so everything matters. Matter of fact where ever you live will dictate more what the price will be than anything. It is, after all, construction with highly specialized procedure and requires trades people with the where-with-all to give the much needed attention to detail that can get lost in typical construction and that will virtually reduce any hope of reaching your isolation and acoustical goals if done incorrectly or without the proper respect for the attention required.
Develop a plan, get a design that works and first and foremost, place a budget on this knowing that you are going to spend more than you think you are.

Thanks for your reply! But I belive at 150 dollars a square foot is a rip off!! My building is 1500 square foot! and at 150 dollars a square foot that makes the cost $225k and that is not correct by far!
I think as time goes by, it may even be a conservative amount.
But let's you be fair to me. What did you give me to go on?
Nothing.
There is no such a thing as a cookie cutter square footage cost due to the nature of many things. The building will tell many of these details...another detail you did not provide :)
Telling us what it is you want...not wishful thinking, again, will help get closer to a real number.
So if you are asking me to do a cost analysis on a proposal, I'll say to you "Show me the building and how much money do you plan to put towards it and what is it EXACTLY you are trying to achieve with this construction.
But until then, I guess we can all dream big :)
And still, after all this, we have no idea where in the world you live.
Well Im located in Houston, TX..... I have a warehouse so its nothing but open space and it is 1,500 sqft. I want to achieve this look viewtopic.php?f=1&t=11791 but I want and A and B room with 2 Vocal boths and 1 Live room and a lounge area and a open area for photography is that enough sir :D BTW thanks
Htown, a lot of things will determine costs. For example, right now with the natural disasters, prices are sky high. When I built an addition, quite a few years ago. 7/16 osb was 5.88 per sheet. Then came the hurricanes, I think Charlie and more. Florida was getting nailed every other week and 7/16 osb climbed to over $15 per sheet. It took a while but it never got back to 5.88, it was like $6.25. Then came Katrina, Rita ect. and it climbed to 15 per sheet again (names could be off a little, that was more than a few beers ago) Last May I purchased 1st phase of my materials. osb like $6.45.cool. Went through the bid room at Home depot and got another $900 discount. Fast forward to last week, osb $9.75 per sheet and bid room discount from $3700, down to $3100. If I had bought my materials 3 months ago, I would have saved an additional $500 to $600 and my room is only 19x14x8. use 7/16 osb at HD as a barometer, when it gets 7 bucks and under consider buying if budget is a concern and when isn't it? hoped this sheds some light. hopefully we have a slow hurricane season this year esp. down in your area. My mother in-law lives there. :)
Htown,
Seeing how Brien is quoting what a new house would cost to build ( around$150 per square foot in "my area") You have to remember this is not a house.
Regardless if you already have the shell to build in.
Its a studio... with twice and sometimes three times the amount of sheet rock.
At least twice the amount of wood/timbers/steel
and typically the finish work is a whole lot more detailed than a house. If you want it to look like those pics.
The insulation is probably 4-5 times the amount of a house.
The electrical is twice if not more detailed than a house
The low voltage is a major factor where a house has little to none.
So $150 if you "contract it out" is a good deal in my eyes. DIY is a whole different ball park.
But I don't lknow how Texas is in the market so I could be wrong on all accounts
Peace
Tom
...and I was pretty certain we already had a building existing...so $150 a sq ft is all inside materials and labor.
Folks forget, or it never sees the light of day until someone says it, the HVAC which can literally stop a job in it's tracks if the developer is not committed to the plan. Then the cost of materials like was mentioned, up and up and seldom down.
Electrical, lighting in general, permits and handicap compliance.
A qualified design by a qualified firm is worth thousands of dollars.
Too many things to consider just to throw a number at it.
Like I said, your gonna get ripped off if you do not commit firmly to this type of project. It is not for the weak nor faint of heart nor is it something that should be left in the hands of your friends friends brother-in-laws buddy that read a book on it once :)
