Okay let me start by introducing myself. My name is Jeff and I am a 24 year old engineer from NJ. I have been a long time reader, but I just joined up today. I think this would be the best way for me to get my feet wet!
I currently run 2 small studios. One is a recording studio and one is a rehearsal studio. Both are on the same road about 5 miles from each other and they serve the same market (a very strong and loyal market I might add) I recently got an opportunity to move into a larger unit in the same complex as my recording studio which I would really like to take as it would lower my operating costs significantly by lowering rent, utilities, and paying employees to watch the rehearsal space etc.
OKAY so now to begin the build out planning! I'm looking for help coming up with plans on the new space. I'd be willing to pay some money for help with official plans so please contact me if interested! But for now I leave it open for ideas from everyone!
Here is a blue print of how the space is currently laid out. http://www.endofanera.org/JEFF.pdf None of the walls are load bearing (its warehouse space). They are all cheaply constructed...uninsulated I'm sure with drop ceilings. HVAC is run to all the existing rooms; however, I'm curious as to whether or not any of the existing rooms are even usable or could be made to be usable for my purposes.
Here is what I'm looking for:
- 2 respectably sized rehearsal rooms that could be used simultaneously. (the 13x13 room might cut it....thoughts?)
- lounge area with eating area, games etc.
- Some storage
- Small editing room (expendable if necessary)
- Live room
- Control Room with overdub booth and window overlooking Live room
The overdub booth I own is made by Acoustic Systems-ELS Lindgren. I believe it is about 8' wide and 5' at its deepest point. About 10' high with ventilation system (Ill need to double check) I want this to go in the control room with me NOT the live room. It is ridiculously sound proof and sounds great inside. It has its own jack panel built in, ventilation system on the ceiling and a very useful shape (diamond shape...place properly will be effective at creating non parallel walls in room.) I also already have about $10,000 worth of PanelTraps by Acoustic Sciences (55 Panel Traps 16" x 60" each) to treat the new rooms.
SO FINALLY! What is the budget for the construction? Well as long as I have the company do the construction (they will amortize the costs over my lease period) I've decided to cap it at about $15,000-$20,000. Not a lot I know....but enough? You let me know! They are willing to and are zoned to do just about anything as long as I give them the plans and what building materials I want used. Thanks for any and all help!
